The threshold is set annually by the Province; for the 2025 tax year the threshold was $2,175,000 with the basic grant fully phased out at properties assessed above $2,289,000 ($2,224,000 for the additional grant). Confirm the threshold for the current tax year against gov.bc.ca/homeownergrant. The grant is claimed annually and applied to the property tax notice — not automatic; if you forget to claim, you pay full tax.",
