Panorama Ridge is a Surrey neighbourhood on the ridge between Newton and Cloverdale, bounded roughly by 64 Avenue (north), the Highway 10 / 56 Avenue corridor (south), 128 Street (west), and 144 Street (east). The neighbourhood sits at one of the higher elevations in the western half of Surrey — the ridge produces genuine view inventory, with south-facing parcels looking across the Fraser Valley to Mount Baker on clear days. The combination of larger-lot estate detached + view inventory + central Surrey location anchors Panorama Ridge's pricing as one of the higher-tier Surrey neighbourhoods outside South Surrey / White Rock.

Inventory is predominantly RF (Surrey single-family) detached on larger ~8,000–15,000+ sq ft lots — substantially larger than the typical Surrey 50–60 foot lots elsewhere in the city. A meaningful share of post-1990 estate-format detached, plus pre-1990 ridge-pioneer homes on the largest original lots. The Surrey Official Community Plan retains most of Panorama Ridge in the lower-density RF and Suburban categories; selective higher-density blocks exist near the 64 Avenue + 152 Street commercial pockets.
