A room-by-room checklist for preparing your home to sell — the cleaning, decluttering, and small fixes that help it show at its best.

The work that prepares a home to sell well is mostly simple, and most of it is yours to control: cleaning, decluttering, and a handful of small fixes. None of it is expensive, and together it makes a real difference in how your home is received. Staging and professional photography come after — those I handle for you. Tick each item as you go; there’s no need to do it all in a day.

1 · Start here — the two that matter most

Before anything else, these do more for your sale than any upgrade. They cost almost nothing and are entirely yours to control.

Declutter, room by roomPack away anything you won’t need before you move. Clear countertops, shelves, and closets down to the essentials. A decluttered home feels larger and brighter, and lets a buyer picture their own life in the space instead of reading yours.
Deep-clean everythingFloors, windows, baseboards, light fixtures, inside the oven and fridge. Clean until it smells fresh, not perfumed. A spotless home reads as a cared-for home, and it’s the highest-return effort you can make.
Depersonalize, gentlyBox up most of the family photos, fridge art, and personal collections. You’re not erasing your home — you’re making room for the next family to imagine theirs.
Pre-pack the excessYou’re moving anyway, so start now: off-season clothing, spare dishes, books, the garage. Half-empty closets and cupboards read as generous storage.

2 · The kitchen

Kitchens sell homes. A clear, clean kitchen does more than almost any other room.

Clear the countersLeave only one or two attractive items out. Small appliances, mail, and chargers go in a cupboard. Empty counter space reads as more space.
Clean the appliances inside and outDegrease the stovetop and range hood, wipe the fridge and dishwasher fronts, and clean inside the oven and microwave. Buyers open everything.
Tidy the pantry and cupboardsThey’ll get opened. A neat, half-full cupboard suggests plenty of storage; a crammed one suggests the opposite.
Fix the small annoyancesA dripping faucet, a sticky drawer, a burnt-out bulb under the cabinet. None are costly; together they shape the impression of a well-kept home.

3 · Bathrooms

Buyers want bathrooms to feel clean and fresh. This is mostly elbow grease.

Scrub grout, glass, and fixturesClean the tile grout, polish the shower glass, and shine the taps. Re-caulk around the tub or sink if it’s gone discoloured — a small job that makes a bathroom look renewed.
Clear the counters and showerToiletries, razors, and half-used bottles go away before each showing. Set out fresh towels and keep it minimal.
Freshen the air honestlyFix the source of any odour rather than masking it. Run the fan, open a window, and keep it dry.

4 · Living areas and bedrooms

Let in the light and let the rooms breathe.

Maximize natural lightOpen blinds and curtains, clean the windows, and replace any dim or mismatched bulbs. Bright rooms feel larger and more welcoming.
Make the beds and simplifyNeutral, well-made beds; clear nightstands and dressers. Tuck away laundry, cords, and clutter before showings.
Right-size the furnitureRemove a piece or two from crowded rooms so the space feels open and easy to walk through. Less furniture makes a room feel bigger.
Touch up worn paintScuffed walls and chipped trim are quick, inexpensive fixes that lift a whole room. Stick to neutral, light tones.

5 · The entrance and the outside

The first impression starts at the curb, before anyone steps inside.

Tidy the front entranceSweep the steps, wash the door, add a clean mat, and make the house number easy to read. It’s the first thing every buyer sees.
Care for the yardMow, edge, weed, and trim. In the right season, a few fresh plants or a tidy planter add warmth for very little.
Clear and clean the exteriorPut away bins, hoses, and clutter. Clean the windows, and pressure-wash the walkway and siding if they need it.
Tidy the garage and storageBuyers look. A walkable, organized garage suggests a home with room to spare.

6 · Before every showing

A quick routine to keep your home show-ready, even on short notice. You never know which visitor is the one.

Run the ten-minute resetCounters clear, beds made, floors quick-cleaned, bins emptied. Keep a basket handy to sweep up stray clutter on the way out.
Light and air itOpen the blinds, turn on lamps in darker rooms, and let in some fresh air. Bright and airy always shows better.
Set the temperature and step outA comfortable temperature, soft lights, and — where you can — leave, so buyers can picture themselves at home. You don’t have to be there; that’s what I’m for.
Secure valuables and petsPut away medications, jewellery, and any valuables, and make a plan for pets during showings so everyone is comfortable.
