West Abbotsford is the broader western half of the City of Abbotsford — covering the residential + commercial fabric west of central Abbotsford and east of the Township of Langley boundary. The area includes the Clearbrook + Mt. Lehman + Bradner neighbourhood clusters and is anchored by the Highway 1 corridor + the Mt. Lehman Road interchange (Exit 83) + the Highstreet Shopping Centre commercial cluster.

Inventory is predominantly post-1990 detached + townhouse residential on conventional 40–60 foot lots, with a meaningful share of post-2010 detached + townhouse + low-rise apartment along the commercial spines, and ALR farmland through Bradner and Mt. Lehman north of the freeway. The newer subdivisions on the Clearbrook and Mt. Lehman side carry much of the area's townhouse and detached build-out.
