Agriculture and rural land
Rural and agricultural land is part of Langley’s heritage, economy and lifestyle. How would you balance the needs of rural and agricultural residents with those of more urban neighbourhoods, especially where there is friction between them?
Well, I think it's important to keep our urban, … our rural areas in our urban areas and keep it separate from rural. I'm sorry, I'm nervous and I can't think. What I bring, Thank you everyone. Thanks for your mercy. [The moderator repeated the question.] Okay, so it's really important to keep our high density on our corridors, like 200th Street and keep our rural land protected. And by doing that, we can keep that separated. But important with our rural land is keeping agricultural land is all rules the same for everybody. So that farmers get to farm the way they need to farm, that we can bring agriculture back like 4-H and we can do things to grow more crops and that. Because over 70% of our land in Langley is rural and it's important to keep it rural. Thank you.

Transportation and transit
A lot of amenities and infrastructure have been built in the Township in recent years. What are the biggest capital priorities you would advocate for going forward?
Well, moving forward, I would say Glover Road is a big one for us. And it takes more than one government. It takes more than municipal. It takes several levels of government. So we need leadership that has good relationship with all levels of government. And that's where Progress for Langley is. Eric has been working really hard and diligently at that. Another thing to mention is the truck route through Fort Langley. That's another project that we've been working on. And getting that truck route off that main corridor to protect the people that live there So they don't have to listen to all that noise. Thank you.

What kind of leadership or decision-making style would you bring to the role, and why is your voice beneficial at the table?
I'll … start with my voice. Being a mother and a grandmother, You're always refereeing. There's always something going on So you always have to come to a place of Just listening and trying to find solutions to build relationship. We're all unique in this room. Not one person is the same and we all have different values, different gifts, and we have a lot to give them. One of the things that I really appreciate is that we all really care about the Township of Langley and that's why we're here tonight. So I bring the business … set from being in real estate for almost 20 years as well as the farming aspect. But I noticed when I work with clients. My clients always came to me because they liked the service I gave them because I listened, I was honest, I'm a woman of integrity, I'm a woman of faith, and I really truly care about people. So no matter who I sit with at the board, I at Council, I will work with all of you. I will listen and I hope that we can all come together for the good of our Township of Langley. Water and aquifers
Question 3: Water, aquifers and zoning
Metro water to be used for urban water. Wells used for actual farm use crops/cattle/livestock and any kind of farm use.
Consultation and transparency
With public hearings no longer available for some land use decisions, how would you ensure residents are meaningfully consulted before council votes on major proposals?
Thank you, Michele St. Germain. I've never sat on council, so I really don't know. But I know that when I do have that opportunity, I'll learn everything I can about it and I will stand up for the people and I will do my best job for you.
Housing and affordability
What is one action the Township can realistically take to improve housing affordability?
That's another loaded question. I think the greatest gift that we can give, Michele St. Germain, Progress for Langley, is give a listening ear. I think it's important that no matter what we do, we need to listen to what the people are asking and what is required to do what we need to do. And that's what I would do. I would listen and then take whatever I hear, take it to the table, and try and figure out how we go from right to left to right, to move forward. Thank you.

Opening statement, Chamber of Commerce forum
Thank you. Good evening everyone. It's a pleasure to be here. Thank you Cory and the Chamber. Where do you start? First of all I … thought I was at the wrong debate, but I realized no I'm not, Here I am. So Langley has been home to me since I was a young girl. I grew up here, I went to school here, I actually graduated from Mountain. Went to Fort Langley Junior Secondary, rode my bike here, rode my horse down to … I wouldn't ride my horse down to … today. I'm a mother, a grandmother, a business owner, as well as a second generation farmer. And we farmed everything from 96th Avenue to 16th Avenue. We did broiler chickens, I've done seed potato, We've done cranberry, We've done cow-calf operation. So I've had that experience and I've really enjoyed it. I care deeply for Langley and the legacy that we leave to our children and our grandchildren. I'm here to leave to a legacy. And I'm here to listen. Want to be able to go into meetings and hear what people have to say and I come with integrity and business sense. Please vote Progress for Langley. We're about making those parks happen. For me it's more than politics. It's about community service and leaving a legacy behind. I'm asking you to trust someone who genuinely cares about this community. I will listen. I promise. Good evening, everyone. My name is Michele St. Germain. I've lived in Langley since I was a young girl. I've seen Langley grow. I went to school here in Fort Langley. I rode my pony and my bike down these very roads. I'm a mother, a grandmother, a business owner, as well as a second generational farmer. I care deeply about the legacy we leave here in Langley. And to me, the importance is keeping that legacy and moving forward. We have so much to give and we have our children and our grandchildren to prepare for the future. And we want that. We want generations to stay in Langley, not move away from Langley. I am here to listen, work hard, and that's about it.

Well, one thing I know, I need to take a Toastmasters course. Just saying, if I could sing it, I'd be in good business. But as far as talking, that needs some work. For me, this is more than politics. It's about community, service, and leaving something good behind for generations. I've seen so much happen here in Langley. I've seen so much growth. And what I love about Progress for Langley is they're progressing ahead. My little granddaughter doesn't have a playground, doesn't have a yard. She needs a playground. And the Yorkson Park has been just joy for us to enjoy. So let's keep moving forward. On October 17th, vote for Michele St. Germain. And Progress for Langley.
