Privacy Policy

What we collect

Registration data: Full name, email address, telephone number, city, and province.

Activity data: Search queries, filters, map areas, listings viewed, favourites, notes, saved searches, and shares.

Technical data: IP address, user agent, timestamps, session identifiers.

Click counts: Which buttons and map places on this site are clicked, counted without your name or email, so we can learn which parts people use.

Speed measurements: How quickly a page responds when you tap it, how much it shifts while loading, and which page it was, measured in your browser and sent without your name, email, address or any identifier, so we can fix what is slow.

Compliance data: Terms of Use acceptance records (version, timestamp, IP).

Email alerts without an account: You can give just your email address to get new-listing alerts, with no password and no account. We send one email to confirm it is you, and nothing else until you press the button in it. We keep the confirmation record: the time, the internet address and browser you used, and which wording you saw. Every alert has a one-click unsubscribe.

What you type into the search box: What you type into the address search, and which result you picked, is kept without your name, email, internet address or any identifier, for up to 180 days, so we can fix searches that fail. Anything that looks like an email address or a phone number is never kept.

Homes and searches saved without an account: If you save a home or a search before you sign in, it is kept only on your own device. It is not sent to us until you sign in or create an account, and then it moves into your account.

The areas you looked at: The home page remembers, on this device only, the areas and kinds of homes you last looked at, so its map can open there next time. It is not sent to us and is not tied to your name. Forget it now. You can also clear this site’s data in your browser’s settings.

Someone you invite: If you invite a partner to share your home alerts, we use the name and email you give us to send them one invitation. We email them again only if they say yes, and we keep the time and internet address of that yes as their consent.

Favourites you share: Your favourites are private to you. If you have a linked partner with their own account, you can choose to share them with that one person from the Favourites page. It is off until you switch it on, it shares only the homes you have favourited (never your notes), and switching it off stops it straight away. We keep the time you switched it on for as long as it is on.

Alert emails to your agent: If you have an agent on this site, the alert emails we send you about your saved searches are also sent to your agent, unless you switch that off for a search on the Saved searches page. Each alert email says whether your agent gets a copy.

Investor mode: When you use investor mode while signed in, your account keeps your settings (down payment, rate and the like), the rents you type for homes, the searches you save from it, and whether you have used it, so it is the same on your next visit and on your other devices. Bronson Job at Momentum Realty Inc. can see on your contact record whether you have used investor mode, and how many searches you saved and reports you sent from it, though not the figures you set or the homes you looked at. This is used to decide how to help you, and you may be contacted about it. We do not sell it, and you can ask us to stop at any time by writing to bronson@bronsonjob.com. If you use the box that says something looks wrong, we keep your message, the home and settings it was about, the page you were on and the size of your screen, along with your account, so we can fix it. The message is also sent to us by email (through Resend, our email service), and your email address is on that message so we can reply. We keep a report until you delete your account, which deletes it with your settings, rents and saved searches. The email copy stays in our inbox until we delete it. Records of what you searched are kept in our compliance audit trail for seven years and given to the real estate boards on request; deleting your account does not remove that trail, though it no longer carries your name.

Why we collect it

• To verify your eligibility to register and maintain our REALTOR®/consumer relationship;
• To operate, secure, and monitor our MLS® VOW (Virtual Office Website), including the compliance audit trail required by the real estate boards;
• To communicate with you about listings, saved searches, and your real estate goals;
• To comply with our obligations to the Greater Vancouver REALTORS® and Fraser Valley Real Estate Board;
• To comply with applicable law.

We do not sell your personal information. We do not share it with third-party marketers. We do not feed it to any AI system.

Who we share it with

• Service providers: Supabase (hosting, ca-central-1 region, Canada), Resend (email), Repliers (MLS® data provider) — each under confidentiality and data-protection terms;
• The real estate boards (Greater Vancouver REALTORS®, Fraser Valley Real Estate Board, Chilliwack and District Real Estate Board, BC Northern Real Estate Board) — on request, as required by the VOW Database Access Agreement;
• Law enforcement or regulators, if legally required to disclose.

Where your information is stored

Primary storage is with Supabase in the ca-central-1 region (AWS Montreal, Canada). Supporting providers may process limited information outside Canada:

• Vercel — serves static assets from US edge locations; no personal information stored.
• Resend — processes recipient email addresses in the United States to deliver transactional email.

By using this site, you consent to your information being stored and processed by these providers for the purposes described above.

Third-party services

We use the following third-party services. Each is bound by its own privacy policy and (where applicable) a data-processing agreement with us.

• Supabase — primary database, authentication, and edge-function host. Data residency: ca-central-1 (Montreal, Canada). Stores all personal information described above. Privacy.
• Repliers — MLS® VOW data provider. Receives your MLS®-search-related queries (filters, geographic regions, listing IDs) so the upstream board feed can be queried; does not receive your name, email, or phone. Privacy.
• Resend — transactional email delivery (saved-search digests, favourite-status updates, shared collections, password resets). Processes recipient email addresses and the rendered email body to deliver mail. Servers in the United States. Privacy.
• Sentry — error monitoring on the frontend and edge functions. Captures stack traces, browser metadata, and the request path that triggered an error. We configure Sentry to scrub email + phone + form-input values before transmission; no MLS® data and no payment details are sent. Privacy.
• Google Maps — renders listing-location maps on property detail pages. Google receives standard browser metadata (IP, user agent) when the map loads, and processes that data under its own policies. We do not feed Google any personal information you've registered with us. Privacy.
• Vercel — serves the website's static assets from US edge locations. No personal information is stored at Vercel; server logs (IP, user agent, request path) are retained for short periods for security/operations purposes. Privacy.

We do not feed any of these providers to any AI system. We do not enrich your profile with third-party data.

Your rights under PIPA

You have the right to:

• Access the personal information we hold about you — visit /account/data to request a copy;
• Request correction of any inaccurate or incomplete information — we will act within five (5) business days;
• Withdraw your consent to our continued use of your personal information (this may mean we can no longer provide the VOW to you);
• Request deletion of your personal information at /account/data, subject to our record-keeping obligations to the real estate boards;
• Complain to our Privacy Officer, and if unsatisfied, to the Office of the Information and Privacy Commissioner for British Columbia.

Requests submitted through /account/data are handled manually under PIPA §27 within thirty (30) days. You'll receive a reference id at the moment you submit, and email confirmation when the request is fulfilled.

Data retention

• Registrant profile (name, email, phone, city) — retained while your account is active. Accounts inactive for twelve (12) months (no sign-in during that window) are reviewed for retention; you may also request deletion at any time.
• Email-alert requests without an account: an address that is not confirmed within seven (7) days expires, and the address and search are deleted after thirty (30) days. If you confirm, we keep the address and the confirmation record for as long as you get alerts, and the record afterwards as proof of your consent.
• Invitations to share alerts: an invitation nobody accepts expires after thirty (30) days, and the name and email address on it are then deleted. We keep a one-way fingerprint of the address so the same person cannot be invited by you twice.
• Unsubscribe and deletion requests — honoured within a reasonable time. We aim to confirm receipt within two (2) business days and complete the action within thirty (30) days.
• Audit-trail records (searches, views, favourites, etc.) — retained for seven (7) years by default (BC Limitation Act).
• Terms-of-Use acceptance records (the vow_terms_acceptances table) — kept for as long as your account exists, as proof of which version of the Registrant Terms of Use you agreed to and when. If you delete your account, that history is kept with the board record described in the next item, for the same time.
• Personal information on account deletion — we delete your account and what it holds (favourites, saved searches, notes) within thirty (30) days of a confirmed deletion request. One exception: if you agreed to the Registrant Terms of Use, the real estate boards' rules (Rules of Cooperation, section 9.09) require us to keep your name, email address and username, and your phone number, while you have access to sold prices and for 180 days after that access ends. Deleting your account ends that access. We keep only those details, with the dates you agreed to the terms and the date your access ended, and delete them when the 180 days are up. Activity records stay, with your name removed.

Data security

We implement appropriate technical and organizational measures to protect your personal information, including encrypted storage, access controls, and audit logging. All MLS® data flows through a Supabase edge function proxy that enforces authentication, rate limiting, and field-level access control.

VOW-specific privacy practices

The rules for the members-only search, where registered users see sold prices, are in the Registrant Terms of Use: how the listing data may be used, who owns it, and the real estate boards' right to check that the terms are kept. Those terms point here for how your personal information is handled; this policy is that explanation.
