Registrant Terms of Use

These terms apply to every person who registers for and uses the password-protected MLS® search experience at bronsonjob.com (the "VOW").

1. About This Site and These Terms

bronsonjob.com is operated by Bronson Job, a REALTOR® licensed by the BC Financial Services Authority (BCFSA) and a member of the Greater Vancouver REALTORS® (Membership ID 6015742), trading as Bronson Job Personal Real Estate Corporation ("Bronson Job PREC"). The site gives you, a prospective or current real estate consumer (a "Registrant"), access to MLS® VOW Data so you can locate and purchase real estate with Bronson Job PREC's help. References below to "Bronson Job PREC" mean the corporation; references to "Bronson" mean the licensee personally.

By clicking "I agree" on the registration screen, you are entering into a binding agreement with Bronson Job PREC on the terms below. If you do not agree, do not click "I agree" and do not use the VOW.

The "I agree" action must be an active click or tap. Silent acceptance, pre-checked boxes, or continued browsing without clicking is not acceptance and will not grant access to MLS® VOW Data.

2. Who Can Register

The MLS® VOW rules only allow us to show MLS® VOW Data to people in a lawful REALTOR®/consumer relationship with Bronson Job PREC for the purpose of locating and purchasing real estate.

By registering, you confirm that:

You are a real estate consumer — not a REALTOR®, broker, appraiser, data vendor, media outlet, competitor, or agent of any of the above, acting in that capacity.
You are registering in good faith because you have a bona fide interest in the purchase, sale, or lease of real estate of the type offered through this VOW, and you want Bronson Job PREC's help locating it.
You are at least the age of majority in British Columbia (19+).
The information you provide on the registration form (name, address, email, phone) is true, current, and complete.

Registration creates a REALTOR®/consumer relationship between you and Bronson Job PREC for the limited purpose of this VOW. It does not create an exclusive buyer's agency agreement. A separate written agreement covers any formal representation.

2.1 No Financial Obligation (§9.08)

These Terms, and the act of clicking "I agree," do not create any financial obligation on your part. You are not being charged, invoiced, or otherwise billed for access to the VOW; no credit-card details or payment information are collected at registration; and you owe Bronson Job PREC nothing for searching, favouriting, or annotating listings through this site.

2.2 Prior Representation Agreements (§9.08)

Before you register, please tell us whether you are already party to an exclusive buyer's agency, tenant representation, or similar representation agreement with another REALTOR® or brokerage. The registration form asks you this question directly. If you are, Bronson Job PREC will not attempt to induce you to breach that agreement.

3. What You Can Do With the Site

You may use MLS® VOW Data only to help you personally locate and purchase real estate — for example: searching listings, viewing property details, saving favourites, taking private notes, saving searches, and sharing listings with Bronson Job PREC.

4. What You Are Not Allowed to Do

You agree that you will not, directly or indirectly, and will not help anyone else:

Scrape, crawl, spider, or harvest any part of the VOW or MLS® VOW Data by any automated or manual means;
Copy, reproduce, download, export, screen-scrape, photograph, or re-publish MLS® VOW Data beyond what the site's normal features allow;
Redistribute, sell, license, sublicense, lend, resell, transfer, or assign MLS® VOW Data or your account access to anyone else;
Use the VOW or MLS® VOW Data for any purpose other than locating and purchasing real estate for yourself;
Send, upload, paste, feed, train, fine-tune, ground, or otherwise use any MLS® VOW Data with any AI system — including ChatGPT, Claude, Gemini, Copilot, or any other large-language model, machine-learning model, automated-analysis tool, or similar service;
Reverse engineer the VOW, the feed behind it, or any of its access controls;
Bypass or circumvent authentication, rate limits, query caps, or any other access-control mechanism;
Use the VOW for spam, bulk messaging, solicitation, or any unlawful purpose;
Remove, alter, or obscure copyright notices, attribution, or disclaimers.

Result Caps — VOW Compliance

Search results are limited per GVR Rules of Cooperation §9.19 and the VOW Agreement Schedule B §2.9:

IDX (unregistered users) — maximum 1,500 listings per query, 50 listings per page.
VOW (registered users) — maximum 500 listings per query, 50 listings per page.

Caps are enforced server-side and cannot be bypassed by manipulating page numbers, query parameters, or developer tools.

List Date & Days on Market — VOW only

The list date and days-on-market count are VOW-only fields and are not displayed to unregistered users. The server computes a derived freshness rating from the list date and ships only the label to the public search:

NEW — listing is ≤ 48 hours old.
NEWLY LISTED — listing is ≤ 7 days old.
Older listings carry no freshness label.

Registered users (VOW tier — signed in, terms accepted, password current) receive the raw list date and days-on-market count in addition to the freshness label.

Any breach of this section is a fundamental breach and grounds for immediate termination.

5. Mandatory Notices From the Boards

Consumer-Use Notice

This website must only be used by consumers for the purpose of locating and purchasing real estate.

6. Your Account and Bronson Job PREC's Right to Terminate It

You are responsible for keeping your login credentials confidential and for everything that happens under your account.

Bronson Job PREC may suspend or terminate your account at any time, with or without notice and with or without cause, including if Bronson Job PREC reasonably believes you have breached these Terms, misrepresented yourself, or used the VOW in a way that puts Bronson Job PREC's license with the real estate boards at risk. The real estate boards themselves may also require Bronson Job PREC to suspend or terminate your access.

7. Privacy — What We Collect and How We Use It (BC PIPA)

Bronson Job PREC is a BC-based REALTOR® corporation and handles your personal information under British Columbia's Personal Information Protection Act (PIPA).

7.0 BCREA Privacy Notice and Consent

You acknowledge that you have received, read, and understood the form published by the British Columbia Real Estate Association entitled "Privacy Notice and Consent", available at bcrea.bc.ca › PrivacyNoticeConsent. By registering you consent to the collection, use, and disclosure of your personal information as described in that form, in addition to the practices described below.

7.1 What We Collect

When you register we collect: your full name, mailing/residential address, email address, and phone number.

While you use the VOW we also collect: search activity (queries, filters, map areas, listings viewed, favourites, notes, saved searches, shares), technical logs (IP address, user agent, timestamps), and the fact and version of your acceptance of these Terms.

7.2 Why We Collect It

To verify eligibility, operate and secure the VOW, communicate with you about listings, comply with our obligations to the real estate boards (including their inspection and audit requests), and comply with applicable law.

We do not sell your personal information. We do not share it with third-party marketers. We do not feed it to any AI system.

7.3 Who We Share It With

Service providers — Supabase (hosting, ca-central-1 region), Resend (email), Repliers (MLS® data provider), each under confidentiality terms;
The real estate boards, on request, as required by the VOW Database Access Agreement;
Law enforcement or regulators, if legally required.

7.4 Where Your Information Is Stored

Primary storage is with Supabase in the ca-central-1 region (AWS Montreal, Canada). Supporting providers (Vercel, Resend) may process limited information outside Canada. By registering, you consent to this.

7.5 Your Rights Under PIPA

You have the right to: access your personal information; ask us to correct inaccuracies (within 5 business days); withdraw consent; request deletion (subject to board record-keeping obligations); and complain to the Office of the Information and Privacy Commissioner for British Columbia.

7.6 Retention

Registrant profile — retained while active + 180 days after password expiry (Rule 9.09).
Audit trail — retained for 7 years by default (BC Limitation Act).
Terms acceptance records — retained indefinitely as proof of consent.

7.8 Board Access for Compliance and Enforcement (§9.07(g))

You expressly authorize the Greater Vancouver REALTORS®, the Fraser Valley Real Estate Board, the Chilliwack & District Real Estate Board, and any other real estate board or their duly authorized representatives to access this VOW and any information you have provided to Bronson — including registration data, activity logs, and Terms-of-Use acceptance records — for the purposes of verifying your compliance with these Terms of Use and pursuing enforcement of all applicable rules, regulations, bylaws, policies, and laws of those boards.

8. No Warranties

MLS® VOW Data and the VOW itself are provided "as-is" and "as-available," with all faults and without warranty of any kind. Listing data comes from the real estate boards and their members. Prices, status, measurements, taxes, strata information, and other details may be incomplete, out of date, or incorrect. Do not rely on any information on the VOW for a purchase decision without independent verification.

9. Limitation of Liability

To the fullest extent permitted by law, Bronson Job PREC and the real estate boards are not liable for any indirect, incidental, consequential, special, exemplary, or punitive damages. Bronson Job PREC's total aggregate liability to you is limited to CAD $100.

10. Changes to These Terms

Bronson Job PREC may update these Terms from time to time. If we make a material change, we will require you to review and accept the new version before you can continue to use the VOW.

11. Governing Law

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable in British Columbia. You and Bronson Job PREC agree to the exclusive jurisdiction of the courts located in British Columbia.

I agree to be bound by these Terms, including the privacy practices described in Section 7 and the restrictions in Section 4.
