Taxes and spending

Commercial and industrial properties are taxed at a higher rate than residential ones, even though businesses use fewer tax-supported services. What is the right mix between what residents and businesses pay, and how do we keep taxes competitive?

Thanks for the question Cory. I don't have the experience or the background to actually give you exactly how much the number should be or what's the percentage what I do know is that you're here from our Chamber so the consultation process is very important working with businesses working with advocacy such as Chamber as well as working with different levels of government to make sure that the business our businesses are supported part of it what we have in Langley also making sure that they are along the act of transportation process where we can support the teams that work in different businesses to be able to get their jobs efficiently and provide the ability for them to access these places, there's also important to keep in mind, parking is also important. Understand when we do the employment structuring and the commercial areas and the zoning, we have to understand how these people will get to that area. So I definitely will advocate to make sure that there is a balance and also working with the different organizations that we have in the Township. Thank you.

Housing and affordability

Housing affordability affects employers trying to recruit workers and families trying to keep young people in Langley. What would you do as a councillor to increase the supply of housing that is affordable to the workforce, particularly “missing middle” housing?

I think one of the biggest things is learning from other municipalities. BC housing, for example, has been working on different, albeit … what are they pilot projects, and that will work with modular housing. And these are one ways to work with it within the Township. Working with government as well, bringing in, making sure that we have a projection into the future, making sure that our infrastructure will support the growth. I think at this time, although we keep talking about ai and not liking it or stuff like that. But in reality, these are tools that we can use to project what we are going to see. We know that by 2050, we will have about 240,000 people in Langley. So it's important to have that projection, looking at the infrastructure. … Bring data-driven solutions, not just numbers thrown out here and there and sitting down with different aspects of government. One way that we actually employed here, it was the integrated project delivery method. Which is sitting with different government levels, sitting with different community members, sitting with different organizations that actually support housing in Township of Langley. Thank you.

How should the Township prioritize building recreation facilities, how do you balance the needs of its different neighbourhoods, and which projects should come first?

Thanks, Cory, for the question. That's a great question. One of the biggest things that we have is that we did bring facilities into the Township. In reality, we had some facilities that were not really invested. And let me be clear, I thank every single person that serves before, that serves today and hopefully will serve in the future. There is no comparison. At that time, they had certain sets of facts and information and they were able to judge using that. Moving forward, I'd like to see more prioritization on the use for everyone. So now that we have some of these facilities that we've already built, I do believe the Willoughby Community Center is a big priority. I know it was proposed a long time ago. It was proposed in the past. Council meeting, group, or year, or time. And it is something that we're talking about today still. Swimming lessons are very hard to get. I gave up on that for my boys. Their dad takes them and throws them in the swimming pool and that's how they learn swimming, no more lessons. They also have been learning in different state situations such as taking and exploring other like kayaking … and canoeing club in our community. So there's a lot of things that we have in this community and I hope we can maintain it, thanks.

Consultation and transparency

With public hearings no longer available for some land use decisions, how would you ensure residents are meaningfully consulted before council votes on major proposals?

Thank you for the question. I think we have this question as one of the important things that we have here going on right now in Langley. Public consultation is really important. I do understand that provincial government has imposed some rules and regulations. However, consultation has to happen, despite the fact that the province decides to put their hand and control things. What's important is, I do come with a background of being able to work with everyone and be able to answer and speak with people and the community. And that is the biggest thing that I will bring to this table. One of the biggest things that we have right now is really not able to have some of the questions answered, we need some transparency and able to look at data and information from the township resources really. The Township depends on organizations such as Langley School District, the City of Langley and TransLink to deliver essential services. What would you do to strengthen those working relationships?

Resha Sabti, independent candidate. I think this is a great question for an independent candidate. what an independent candidate brings to the table is somebody who can work and participate, research, ask questions, and work with everyone. And that is one thing that we all have to agree that we actually lack in Langley. We have a bit of a gap in the communication and the engagement with the community, as well as different organizations. What I do believe in, for example, in the case of the school district, we need to have a lot more active engagement, not once every three months meeting with the school board. It's important to understand what's happening on the school level as well as the community level and engage that actively. City of Langley, a lot of people don't really recognize that there is a difference between the two Langleys and that's also important to have that regular engagement on daily basis, if possible. What specific action would you take to help arts and culture — theatre, music, festivals, visual arts and dance — grow in Langley?

Resha Sabti, independent candidate. North Langley has been, for me, it's really like a painting when I walk through it. And having that is such a symbol for me as a person, as a family. What I really would like to see, and being independent is very important to keep that in mind, is working with the community as well as the different associations that we have, supporting grants. My understanding that there are some grants that have been actually cut without knowledge. We missed the children's arts space during the jazz festival. My boys were really looking forward to it. I really want to see that happening. We can do sports, we can do arts, and we can bring all different community members to this beautiful, loving community. Thank you.

Opening statement, Chamber of Commerce forum

Hello everyone, can you hear me? Thank you everyone for coming today. … Being here today and seeing people from a lot of the Chamber users, I'm very proud to be here today, and thank you for all the time, thank you for the Chamber for bringing us together. My name is Resha Sabti, I'm running as an independent candidate. I'm raising my two boys, which are sitting right there watching me, and hopefully they won't judge me too much. I also live in this community, I work in this community, and since we're talking about education, I come with engineering degree in chemical engineering, environmental. I also come with masters, and my masters was about resilience in our community. I can come today and talk about what we did before, about over 10 years ago and what we did in the past four years. But what I want to do is learn from that past, look at what we're doing today, and that we grow, the growth that we have, and take it and look at a proactive approach to create a resilient community. What I want to see is collaboration. I'd like to see common sense. And I also like to see consultation, talking to the community here. I really want to see all of you to consider all the amazing candidates that we have today. Resha Sabti, thank you.

It's important to realize that there is a big elephant in this room and that's quite a bit of conflict that we have over the past generations. Quite a few that I'm seeing around, they know exactly what the history is. It's important to bring new perspective, proactive approach, and it's important to realize that whatever we do today, it should have proactive in terms of serving all the community members. Hello, everyone. My name is Resha Sabti. I'm running as an independent candidate. Looking around the room here, it makes me really happy. I see a lot of familiar faces. My family and myself, we eat, shop, paddle and walk in this community as well as enjoy every single bit of Langley. I'm running as an independent candidate. My independence means I don't have to answer to anyone but you, the voter. And I am, in my education, my background in engineering as well as financial industry, I bring a set of different perspectives and different energy to the table. I am running as an independent candidate and my voice is needed. I know and you know we need an independent candidate that does not answer to anybody but the voter.

Let's not pass the power to a group or friends or family or whatever you want to call it. I'm running as an independent candidate. As I watch my kids here in this community growing up, I want our future. Keeping in mind that these children are watching us. What we bring to this community has to be important and has to be very measured in a good way. I'm coming in on number 17 on your ballot.
