What do I need on completion day?

Property tax, insurance, strata and utilities are all modelled from price and property type. They are estimates, not quotes, and a real premium or strata fee can vary a long way from them — insurance especially, because it is priced on what the structure costs to rebuild rather than on what the property sells for. Treat them as a starting point and get real figures before you rely on them. Mortgage figures are different: those use Canadian semi-annual compounding, so they match what a lender will tell you.
