BC Annual Rent Cap

The maximum allowable annual rent increase for existing BC tenancies, set yearly by the Residential Tenancy Branch — 2.3% for the 2026 calendar year.
The BC Residential Tenancy Branch (RTB) publishes a maximum allowable annual rent increase each November for the following calendar year. The 2026 cap is 2.3%. The cap is indexed to CPI but capped to mitigate housing affordability pressure. It applies only to existing tenancies — vacancy-reset rents (when a unit is re-leased to a new tenant) are uncapped.
Recent caps: 3.5% (2024), 3.0% (2025), 2.3% (2026). Any rent-increase notice must use Form RTB-7 or RTB-7A and be served at least 3 months in advance. Increasing rent more than once in a 12-month period is prohibited.
