Fraser Heights Schools — A Home Buyer’s Catchment Guide

In Surrey, the public school a child is assigned to is set by the home’s address — not by the neighbourhood name on the listing. So for a family relocating to Fraser Heights, the catchment is a real input into which home to buy, alongside lot, age, and price.

This guide maps the public elementary catchments and the secondary school that serves Fraser Heights, and notes the private option, strictly as a home-buying factor. It is factual and neutral: it does not rank schools or call any school “better” than another. The only authority on which catchment a given address falls into is the Surrey School District’s official locator — this page tells you how the system works and where to confirm it.

How Surrey school catchments work

The Surrey School District (School District 36, “SD36”) assigns every residential address to a catchment elementary school and a catchment secondary school. The catchment is a property attribute: it travels with the address, not with the neighbourhood label a real-estate listing happens to use.

The authoritative way to find the catchment for a specific address is the district’s official School Catchment Locator on the Surrey Schools website (surreyschools.ca). Enter the address and the locator returns the catchment elementary and secondary for that property.

Two caveats matter when you are using catchment as a buying input:

  • Boundaries can change. The district can adjust catchment boundaries to manage enrolment. A catchment that applies to an address today is not guaranteed to be unchanged in future years.
  • A catchment is not a guaranteed seat. When a school is at capacity, being inside its catchment does not, by itself, guarantee placement at that school. Confirm current enrolment status with the district.

Because of both caveats, the correct move is to confirm the catchment for the exact property with the district’s locator — not to rely on a neighbourhood-level assumption or a boundary line drawn from memory.

The four public elementary catchments (K–7)

Four SD36 public elementary schools serve the Fraser Heights area, each running grades Kindergarten through 7. All four feed into Fraser Heights Secondary. Which of the four is the catchment elementary for a given home depends on the address and is found through the district’s locator — this guide does not draw catchment boundary lines.

Fraser Heights Secondary opened in 2000 and serves grades 8 through 12. Its feeder schools are the four elementaries above — Dogwood, Bothwell, Erma Stephenson, and Fraser Wood — so students from those public elementary catchments continue on to Fraser Heights Secondary.

Programs offered at the school include Advanced Placement, Honours courses, an SFU-partnered Science Academy for grades 11–12, and a French Immersion branch. As with the elementaries, the catchment secondary for a given address is confirmed through the district’s School Catchment Locator.

The private alternative

Fraser Heights also sits near a regional independent school, Pacific Academy — an independent Pentecostal Christian, co-ed school running Junior Kindergarten through Grade 12, on a campus at 10238 168 St in Surrey. As a private school it has no catchment: families apply and attend from across the region rather than from a fixed boundary. That makes it a different kind of input than the address-bound public catchments. What this means when you’re buying

If school catchment matters to your purchase, treat it as a property-level fact to verify — not a neighbourhood-level assumption. Three general points worth keeping in mind:

  • Confirm the catchment on the exact property before you write an offer. Run the specific address through the Surrey School District’s locator. Do this for the actual home you intend to buy, not a nearby one.
  • A neighbourhood is not a single catchment. An area as large as Fraser Heights can fall across more than one elementary catchment. Two homes a few streets apart can resolve to different catchment elementaries.
  • Catchment is not a guaranteed placement. Boundaries can be adjusted by the district, and a catchment school at capacity may not have a seat. If placement is decision-critical, confirm current status with the district directly.

Done this way, catchment becomes one clear, verified line item in your comparison of homes — rather than a source of a surprise after closing.
