November 2024 closed with the Fraser Valley composite Home Price Index (HPI) benchmark at $970K, down 2.8% from a year ago. The HPI is the Canadian Real Estate Association (CREA) and the boards' quality-adjusted typical-home benchmark. It filters out the noise that comes from mix shifts (more high-end sales pulling the average up, more entry-level pulling it down).
Month-over-month the benchmark eased 0.4%. 1,004 detached, townhouse and apartment sales were reported against 6,171 active listings of those three types. The board's own news release counts every home type, so its totals are higher.
For those three home types the sales-to-active ratio sat at 16.3%, putting Fraser Valley in balanced market territory by board convention. Boards call under 12% a buyers’ market and over 20% a sellers’ market.

The benchmark is an aggregate measure: specific properties may transact above or below it. The HPI is the quality-adjusted price index the Canadian Real Estate Association (CREA) and the boards publish.
