Three reasons to look now
Transit, under construction
SkyTrain to Langley
The line ends at Langley City Centre, with Willowbrook one stop before it; Willowbrook is where the 200 Street rapid bus is planned to meet the train.
On record
The Surrey Langley SkyTrain extension runs 16 kilometres on an elevated guideway from King George Station to 203 Street in Langley City. Its eight stations include Willowbrook and Langley City Centre, each with a transit exchange. The Province's current anticipated in-service date is late 2029.

Transit, detailed planning
200 Street bus rapid transit
Frequent, separated transit on the street Willoughby is built around.
On record
TransLink names Langley-Haney Place as one of its first three bus rapid transit projects, now in detailed planning and community engagement. It is 22 kilometres with 13 stations, a bus every 10 minutes at peak and 40 minutes end to end, between the Township of Langley and Maple Ridge. The Township's plan update says the proposed line runs along 200 Street, with five stations inside the Willoughby plan area, each envisioned as a neighbourhood hub.

Planning, adopted June 2026
Willoughby Transit Corridor Plan
Density, shops and services planned around the stops, which is what turns a corridor into a neighbourhood.
On record
On June 15, 2026 Township council adopted the Willoughby Transit Corridor Plan (Bylaw 6202) with the new Willoughby Community Plan and the Gordon Neighbourhood Plan. It replaces five neighbourhood plans with one plan built around the 200 Street bus line: five stations in Willoughby, 12 storeys base within 200 metres of each, six storeys from 201 to 400 metres, townhouse at the edges. Applications filed before adoption may proceed under the old plans until June 15, 2028.

Is this project still being built for sale?
Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Every new home in British Columbia is registered with BC Housing before it is built, and that registration says which it is. Here is what the registry held for Gradience on September 25, 2026.
Registered for sale, with home warranty insurance
12 registrations at this address, held by Apna Drywall & Construction Ltd. as the builder of record. Homes registered this way are covered by the 2-5-10 warranty and may be sold to you.
Twelve registrations at 6887 204A Street, and every one sampled is registered for sale with home warranty insurance.

Questions buyers ask about Gradience
Is Gradience still selling?
Yes. Apna Group’s site listed Gradience as now selling on September 25, 2026. BC Housing holds 12 registrations at 6887 204A Street, all sampled ones for sale with warranty. The site does not say whether homes are finished, so ask when you book a visit. What does a townhome at Gradience cost?
The developer does not publish a price, a deposit or a completion date, and no home at the address was on the MLS® board on September 25, 2026. Ask the presentation centre for the price of a named plan.Is it three bedrooms or four?
Mostly four. The developer’s headline says three-bedroom townhomes, but its own plan sheets show the A and A1 as three bedrooms with a flex room and the other five plans, B to F, as four bedrooms. Go by the sheet for the home you are offered.Which plan should I be looking at?
The C and B are the compact four bedrooms at 1,426 and 1,452 square feet. The D and E are the largest at 1,805, with three and a half bathrooms. The A and A1 trade a bedroom for a flex room at 1,584 with three bathrooms, and the F and F1 are four bedrooms at 1,602 with two powder rooms. What will the closing taxes come to?
A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, if you are a Canadian citizen or permanent resident and you live in the home. The federal Goods and Services Tax applies to a new home bought from the developer, and a first-time buyer of a new home priced $1,000,000 or under can claim a rebate of up to $50,000. Check the price of a named home against both thresholds.Does having a buyer’s agent cost me anything?
No. The developer pays the buyer’s agent fee, so the price is the same either way. The useful work here is specific: getting a price where none is published, confirming whether a home is finished, and checking the bedroom count on the sheet rather than the headline. Register through an agent before your first visit.
