How pricing is released

From $524,900, and Whitetail keeps its old price sheets up, so the direction is checkable.

The current sheet, dated June 17, 2025, starts a junior two bedroom of 540 to 636 square feet at $524,900, a two bedroom of 806 square feet at $654,900, and a two bedroom plus flex of 833 to 958 square feet at $704,900.

Whitetail leaves the older sheets in place rather than replacing them, which is unusual and useful. The sheet dated August 2024 started the junior two bedroom at $504,900 and the two bedroom plus den at $679,900, so those two rose $20,000 and $25,000 in ten months. The 806 square foot two bedroom did not move at all. The 576 square foot one bedroom, listed at $499,900 in 2024, is not on the current sheet, though its plan is still in the set.

These are starting prices for a home type, not a price for a specific home. Floor, exposure and outlook move them. Ask for the current sheet and the availability list together; one without the other tells you very little.

Nothing is advertised on the project site today. Whitetail has run buyer promotions on its other Langley projects, so it is worth asking what is running and getting the terms and an end date in writing.

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Questions buyers ask about Elijah

  • What does a home at Elijah cost?
    The sheet dated June 17, 2025 starts a junior two bedroom at $524,900, a two bedroom at $654,900 and a two bedroom plus flex at $704,900. Those are starting prices for a type, not for a particular home; floor and outlook move them. Whitetail leaves its old sheets online, so you can see that the junior two bedroom rose $20,000 in the ten months to June 2025 while the 806 square foot two bedroom did not move at all.
  • What is the difference between all those C plans?
    Less than the count suggests. Twelve of the twenty sheets are C plans and all but one are a two bedroom and a den with two bathrooms; what changes is the size and the shape. They run from C7.1 at 833 square feet to C9 at 1,142. C8.1 is the odd one, a straight two bedroom at 806 square feet with no den. If you are choosing among them, compare the deck and the outlook rather than the letter, because the interiors are close.
  • What do I pay on top of the price?
    One parking space is included and a second is $15,000. Storage is $1,000 for a regular locker, $750 for a scooter or electric bike and $500 for either micro locker. Vinyl plank flooring in place of carpet is $1,000 a room or $500 for a den, and a car charger is $15,000, which an electrician will usually beat after completion. The strata fee is estimated at 46 cents a square foot, so about $250 a month on the smallest home. Then the closing taxes, below.
  • How much deposit, and when?
    Five per cent within seven days of the contract and a further five per cent at 90 days. Deposits are held in trust by Rosborough and Company rather than by the developer, which is what the Real Estate Development Marketing Act requires. Ten per cent inside three months is a fairly standard schedule; the exact dates are in your contract, not in the brochure.
  • What is the sixth floor about?
    Every one of the twenty plan sheets shades the sixth floor and labels it a future release. So the homes being sold now are on levels one to five, and the top floor comes later at a price nobody has published. If a top-floor home is what you want, the answer today is to register and wait rather than to buy something else in the building.
  • How close is the SkyTrain, really?
    Whitetail puts the future station an eight-minute walk from Elijah, which is credible for a site two blocks off the centre of Downtown Langley. Its marketing gives the line as arriving in 2028. The Province’s current anticipated in-service date for the Surrey Langley extension is late 2029. With a January 2027 completion you would own here for roughly three years before the trains run, which is a financing question as much as a lifestyle one.
  • What will the closing taxes come to?
    A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, if you are a Canadian citizen or permanent resident and you live in the home. Every home at Elijah is under that. The federal Goods and Services Tax applies to a new home, and a first-time buyer of a new home priced $1,000,000 or under can claim a rebate of up to $50,000, which at these prices covers the tax in full.
  • What rights do I have buying a presale in British Columbia?
    The Real Estate Development Marketing Act requires the developer to give you the filed disclosure statement before you sign, and gives you seven days from the later of signing and receiving it to cancel in writing with your deposit returned. Use them. The disclosure statement is where the strata budget, the bylaws, the parking allocation and the outside completion date are written down, and none of those appear on a marketing site.
  • Does having a buyer’s agent cost me anything?
    No. The developer pays the buyer’s agent fee, so the price is the same whether you walk into the sales centre alone or with representation. What representation buys is someone reading the disclosure statement against the plan sheets, pricing the release against Langley City resale rather than against the last release, and running the walkthrough and the deficiency list at completion. Register through an agent before your first visit; developers credit whoever made contact first.
