How pricing is released

Whitetail publishes no price for Gabriel, which is the one thing its Galilea sheet does publish.

The information pack dated July 3, 2026 carries thirteen plan types with sizes, the home count, parking and storage pricing, the strata rate, the deposit and the assignment fee. It carries no price sheet at all. The sibling building next door publishes two starting prices; this one publishes none.

That is not a warning, but it does mean any figure you see for Gabriel came from somewhere other than the developer. Ask the sales team for the current sheet and the remaining availability together.

What is published on cost: strata at about 60 cents a square foot, which is higher than most projects on this site and includes water and sewer, so it is not comparing like with like. On a 725 square foot two bedroom that is about $435 a month. Storage is $5,000 for a large locker or $2,500 for a small one, and one parking space is included.

Is this project still being built for sale?

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Every new home in British Columbia is registered with BC Housing before it is built, and that registration says which it is. Here is what the registry held for Gabriel on August 26, 2026.

Not registered yet

Nothing is registered at this address, and this project is described as finished. Those two do not sit together: a completed home has to be registered before it can be sold. The likeliest explanation is a different civic address on the register, but it is worth resolving before you write an offer.

Questions buyers ask about Gabriel

  • Is Gabriel actually finished?
    Whitetail says so: its information sheet dated July 3, 2026 gives completion as move-in ready rather than a date. One thing does not line up. BC Housing holds no registration at 13453 94A Avenue, the address on that same sheet, and a finished home has to be registered before it can be sold. The likeliest explanation is a different civic address on the register, which happens when an address is assigned late in construction. Ask before you assume either way.
  • What does a home at Gabriel cost?
    Whitetail does not publish a price for Gabriel. Its information pack has thirteen plans with sizes, the deposit, the strata rate, storage pricing and the assignment fee, and no price sheet at all, which is notable because the sibling building next door does publish one. Any figure you see quoted for Gabriel came from somewhere other than the developer. Ask the sales team for the current sheet and the availability list together.
  • Which plan should I be looking at?
    Five of the thirteen are junior two bedrooms between 525 and 769 square feet, which is the compact end. A straight two bedroom sits at 725. Above that, four two bedroom and den plans run 818 to 990 square feet, two more with a flex reach 995 and 1,037, and one three bedroom and den tops out at 1,149. Two of the plans are both 1,037 square feet with the same bedroom, flex and bathroom count, so compare those two in person rather than on paper.
  • Why is the strata fee higher than other projects on this site?
    Because it covers more. About 60 cents a square foot is above most projects here, where 43 to 54 cents is typical, but Whitetail states that water and sewer are included in the Gabriel figure. Elsewhere those are billed separately, so the comparison is not like for like. On a 725 square foot two bedroom the fee is about $435 a month.
  • What is the deposit?
    Thirty thousand dollars within seven days of the contract, excluding long weekends and holidays, the same flat sum Whitetail asks at Galilea. Deposits are held by Rosborough and Company in trust rather than by the developer, which is what the Real Estate Development Marketing Act requires. A flat deposit is proportionally heavier on a smaller home than on a larger one.
  • What will the closing taxes come to?
    A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, if you are a Canadian citizen or permanent resident and you live in the home. The federal Goods and Services Tax applies to a new home, and a first-time buyer of a new home priced $1,000,000 or under can claim a rebate of up to $50,000. Without a published price the exact figures wait on a quote, but every home here is a size that normally lands under the threshold.
  • Does having a buyer’s agent cost me anything?
    No. The developer pays the buyer’s agent fee, so the price is the same either way. Here the useful work is specific: getting a written price where none is published, resolving the registration question above, reading the strata documents on a finished building, and comparing the two identically sized plans in person. Register through an agent before your first visit; developers credit whoever made contact first.
