Whitetail’s sheet dated July 2, 2026 prices all five types. A one bedroom and flex of 476 to 550 square feet from $414,900. A one bedroom of 464 to 615 from $424,900. A junior two bedroom of 648 to 680 from $459,900. A two bedroom of 846 from $539,900. A two bedroom and flex of 878 to 960 from $559,900.

The one bedroom and flex undercuts the plain one bedroom by $10,000 despite having an extra room. The likeliest reason is size: the one bedroom band reaches 615 square feet where the flex stops at 550. It is still the kind of thing to confirm on the specific home rather than infer from a band.

The deposit is $30,000 within seven days rather than a percentage, which on a $414,900 home is about seven per cent. Deposits go to Rosborough and Company in trust. The strata fee is estimated at 33 cents a square foot, which is about $165 a month on a 500 square foot home and the lowest condo rate on this site.

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Every new home in British Columbia is registered with BC Housing before it is built, and that registration says which it is. Here is what the registry held for Unity South Langley on August 26, 2026.

Found only once the developer’s own sheet gave the address as 20769 Fraser Highway. The presale aggregators list Unity at 20785, where the registry holds nothing, which is why an earlier check here came back empty.

Questions buyers ask about Unity South Langley

  • Is Unity finished?
    Yes. Whitetail’s own information sheet gives completion as move-in ready rather than a date, and BC Housing shows the building registered for sale with home warranty insurance, with 1331603 B.C. Ltd. as the builder of record. That removes both of the risks that define a presale: the completion date moving, and buying from a drawing rather than a room.
  • What does a home at Unity cost?
    Every type is priced on the July 2, 2026 sheet. A one bedroom and flex from $414,900, a one bedroom from $424,900, a junior two bedroom from $459,900, a two bedroom from $539,900 and a two bedroom and flex from $559,900. That is unusually complete; most developers publish one headline figure. On a finished building of 205 homes the availability list is the other half of the answer, so ask for both.
  • Why is the one bedroom with a flex room cheaper than the one without?
    It is, by $10,000, and it is on Whitetail’s own sheet. The likeliest explanation is floor area rather than a mistake: the plain one bedroom band runs 464 to 615 square feet where the flex stops at 550, so the more expensive type reaches a larger home. That is an inference, not something the sheet says, so confirm it against the specific home you are looking at.
  • What is the deposit?
    Thirty thousand dollars within seven days of the contract, excluding long weekends and holidays. That is a flat sum rather than a percentage, the same structure Whitetail uses at Galilea and Gabriel, and on a $414,900 home it works out at about seven per cent. Deposits are held by Rosborough and Company in trust rather than by the developer.
  • Why is the strata fee so much lower than other buildings?
    At 33 cents a square foot it is the lowest condo rate on this site, against 43 at Eden, 46 at Elijah, 54 at Jethro and about 60 at Gabriel. A low rate is not automatically good news: what matters is whether the budget behind it funds the contingency reserve properly, and on a finished building you can read that rather than guess. The disclosure statement and the depreciation report are where that answer lives.
  • What will the closing taxes come to?
    A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, if you are a Canadian citizen or permanent resident and you live in the home. Every price here is far under that. The federal Goods and Services Tax applies to a new home, and a first-time buyer of a new home priced $1,000,000 or under can claim a rebate of up to $50,000, which covers the tax in full at these prices.
  • Does having a buyer’s agent cost me anything?
    No. The developer pays the buyer’s agent fee, so the price is the same either way. On a finished building the work shifts. Reading the strata documents and the depreciation report. Checking the low strata rate against the budget behind it. Comparing the asking price against what has actually sold here, and inspecting the specific home. Register through an agent before your first visit; developers credit whoever made contact first.
