    The Loop sits inside Sunnyside Heights, the second neighbourhood plan area in Surrey’s wider Grandview Heights community. The City puts its edges at 168 Street on the east, 24 Avenue on the north and the Highway 99 corridor on the west, covering about 153 hectares (379 acres), with the protected Fergus Watershed Biodiversity Preserve past its southern boundary. Council approved the Stage 2 plan in 2010 and amended the southern portion in 2017. The City describes the plan as now being implemented.

Incentives

A $20,000 summer credit off the purchase price of the two bedroom plus flex homes, with air conditioning and a gas barbecue bib included at no cost in every home. The sales team sent those terms on August 24, 2026 and gave no end date for the credit, so ask for one in writing before you count on it.

Ten per cent of the purchase price in two instalments, per Gramercy’s frequently-asked-questions sheet dated December 5, 2025: $5,000 by bank draft with the offer, then the balance to ten per cent within seven days of the end of the rescission period, by bank draft or wire. Deposits are held in trust by Oval Village Law. The sheet is eight months old, so confirm the schedule in the purchase agreement before you sign. (as of Aug 24, 2026)

Strata (maintenance) fee
Gramercy’s own frequently-asked-questions sheet, dated December 5, 2025, gives it as approximately $0.20 a square foot with Dwell Property Management running the strata. Location

The Loop occupies the block between 23 and 24 Avenue, entered from 165 Street, and its homes face a trail and a central green rather than the street. Gramercy’s own list of what is close by (read August 23, 2026) runs to Crescent Beach, Kwomais Point, the White Rock pier, Redwood Park, the Nicomekl Rowing Club and the Grandview Heights Aquatic Centre at 168 Street and 24 Avenue. Questions buyers ask about The Loop

  • Is The Loop finished, or still being built?
    Both. Earlier phases are built and lived in, and Gramercy’s page reads FINAL PHASE NOW SELLING as of August 23, 2026. The display homes are on site, so you can walk the plan you are buying. Completion dates for the remaining homes come from the sales team.
  • What sizes are the homes?
    Nine plans between 1,249 and 1,715 square feet, over three levels with a garage on the lower floor. The smaller plans are two bedrooms with a flex room, and three of them are drawn so the flex room works as a third bedroom. The four-bedroom Waverly is the largest at 1,659 to 1,715. Every plan sheet is on this page.
  • What does the Property Transfer Tax come to?
    A new home at or under the Newly Built Home exemption threshold pays none of it, and the exemption phases out above that. The figures are in the table above and the estimator runs your own price. A first-time buyer may also qualify for the federal rebate that takes the 5% Goods and Services Tax off a new home.
  • What is the deposit and the strata fee?
    Gramercy publishes neither. The deposit is set by your purchase agreement and the strata fee by the budget in the disclosure statement, and you should have both in writing before the rescission period ends.
  • What does it mean that Momentum Realty runs the sales?
    Momentum Realty Inc. is the brokerage the developer engaged to market and sell the homes, and the brokerage Bronson is licensed with. Availability, pricing and the written offer come first-hand. Representation, and that the developer pays the buyer’s agent fee, is set out in the rights section above.
  • What rights do I have on a BC presale purchase?
    The Real Estate Development Marketing Act gives you the developer’s filed disclosure statement before you sign and seven days, from the later of signing and receiving it, to cancel in writing with your deposit returned. Read the strata bylaws, the budget and the parking allocation in it before the seven days run.
  • Can I rent a Loop home out, and are pets allowed?
    Both, and unusually for this list, the pet limit is a published figure. Gramercy’s frequently-asked-questions sheet, dated December 5, 2025, sets it at two dogs, two cats, or one of each. The same sheet says rentals are allowed, which is worth reading as a description rather than a concession: no British Columbia strata has been able to restrict long-term rentals since November 24, 2022. Under 30 days is another matter, restrictable by the strata and by Surrey. That sheet is now eight months old, so confirm the pet numbers against the registered bylaws.

It is dated February 2024 and the lineup has moved since: it carries a two-bedroom-plus-flex Hudson that no longer appears, omits the Tribeca, Chelsea, Cortland and both Waverly plans, and gives the Highline as 1,522 to 1,571 square feet where the current sheet gives 1,532 to 1,588. It states two things this page said were not published: the deposit structure, ten per cent in two instalments starting at $5,000, and the strata fee, about $0.20 a square foot.
