Pricing

How pricing is released

From $429,900 for a loft, on a sheet dated June 26, 2026.

Whitetail’s information sheet prices a one bedroom and flex loft of 833 to 873 square feet from $429,900, and a two bedroom and flex of 892 square feet from $599,900. Those are starting prices for a type, not for a particular home.

The sheet is two months old and the building is finished, so the availability list is what actually matters here. On 129 homes that list is short, and it changes as homes sell rather than as releases are priced.

The deposit is $30,000 within seven days rather than a percentage, which on a $429,900 loft is about seven per cent and on a $599,900 two bedroom is about five. Deposits go to Rosborough and Company in trust.

Incentives

Nothing is advertised on the information sheet or the project site. On a finished building the negotiable thing is usually the remaining inventory rather than a published offer, so ask what is left and what moves.

Cost at a glance

Press Estimate, enter the price from the sales sheet and answer four tax questions: the transfer tax, the GST, the deposit and the balance at completion, every rate from the Fact Bank.

Is this project still being built for sale?

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Every new home in British Columbia is registered with BC Housing before it is built, and that registration says which it is. Here is what the registry held for Galilea on August 26, 2026.

Registered for sale, with home warranty insurance

1 registration at this address, held by 1277005 B.C. Ltd. as the builder of record. Homes registered this way are covered by the 2-5-10 warranty and may be sold to you.

Found only once the developer’s own information sheet gave the address as 13458 95 Avenue. The presale aggregators list Galilea at 13452, where the registry holds nothing, which is why an earlier check here came back empty.

  • Disclosure statement first

The developer must give you its filed disclosure statement before you sign.

  • Seven days to cancel

From the later of signing and receiving that statement; cancel in writing and the deposit comes back.

  • Deposits held in trust

Questions buyers ask about Galilea

  • Is Galilea finished, or still being built?
Finished. Whitetail’s own information sheet gives completion as move-in ready rather than a date, and BC Housing shows the building registered for sale with home warranty insurance. That removes the two risks that define a presale purchase: the completion date moving, and buying from a drawing rather than a room.
  • What does a home cost?
The sheet dated June 26, 2026 prices a one bedroom and flex loft of 833 to 873 square feet from $429,900, and a two bedroom and flex of 892 square feet from $599,900. Those are starting prices for a type. On a finished building of 129 homes the more useful document is the remaining availability list, which is short and specific, so ask for that alongside the price.
  • What is the deposit?
Thirty thousand dollars within seven days of the contract, excluding long weekends and holidays. That is a flat sum rather than a percentage, which is unusual and works out at about seven per cent on the loft and about five on the two bedroom. Deposits are held by Rosborough and Company in trust rather than by the developer.
  • How does Galilea compare with Gabriel next door?
They are the same developer, the same sales team and adjacent buildings, and they share a presentation centre. Gabriel is the newer of the two at 125 homes over six storeys, with a wider range that runs to a three bedroom and den; Galilea is 129 homes and tops out at a two bedroom. Gabriel publishes a strata rate of about 60 cents a square foot including water and sewer, and Galilea publishes none. Both are described as move-in ready.
  • What will the closing taxes come to?
A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, if you are a Canadian citizen or permanent resident and you live in the home. Both published prices are well under that. The federal Goods and Services Tax applies to a new home, and a first-time buyer of a new home priced $1,000,000 or under can claim a rebate of up to $50,000.
  • Does having a buyer’s agent cost me anything?
No. The developer pays the buyer’s agent fee, so the price is the same either way. On a finished building the useful work shifts: reading the strata documents and the depreciation report, comparing the asking price against what has actually sold in the building, and inspecting the specific home rather than a display suite. Register through an agent before your first visit; developers credit whoever made contact first.

What to read next

How this page stays current: update log and sources
  • · Every fact carries its source’s date. Verified August 26, 2026; review by September 26, 2026.
  • · Updates come from the sales team and the developer’s own publications, each logged with its date. A figure with no source is shown as not on record, never estimated.
  • · Renderings and photographs are the developer’s own, credited. The images are Whitetail’s renderings. The building is finished, so a dated photograph of our own is worth taking and appears here once it is.
  1. Page published from Whitetail’s Galilea information sheet dated June 26, 2026, sent to Bronson on August 25 in reply to a direct question about whether the project is still selling. (bronsonjob.com)

  2. The address is 13458 95 Avenue, not 13452 as the presale aggregators publish. The difference matters: BC Housing holds a registration at the correct address and nothing at the wrong one, so the aggregator address would tell a buyer this building does not exist on the provincial register.
