    TransLink names Langley-Haney Place as one of its first three bus rapid transit projects, now in detailed planning and community engagement. It is 22 kilometres with 13 stations, a bus every 10 minutes at peak and 40 minutes end to end, between the Township of Langley and Maple Ridge. The Township's plan update says the proposed line runs along 200 Street, with five stations inside the Willoughby plan area, each envisioned as a neighbourhood hub.

    On June 15, 2026 Township council adopted the Willoughby Transit Corridor Plan (Bylaw 6202) with the new Willoughby Community Plan and the Gordon Neighbourhood Plan. It replaces five neighbourhood plans with one plan built around the 200 Street bus line: five stations in Willoughby, 12 storeys base within 200 metres of each, six storeys from 201 to 400 metres, townhouse at the edges. Applications filed before adoption may proceed under the old plans until June 15, 2028.

How pricing is released

StreetSide does not publish a price for Cascadia, and third-party figures on this project are stale.

There is no price sheet on liveatcascadia.ca and no price in the features list or on any plan sheet. The sales centre on site quotes the current release, and it is open six days a week.

Numbers do circulate on the presale aggregator sites for Cascadia, and they disagree with each other. This page does not repeat them. A price with no date and no source behind it is worse than no price when you are budgeting a purchase.

What is dated and checkable is the board feed. Anything listed for sale at 6951 204 Street right now appears further down this page, with the listing brokerage on every card.

Is this project still being built for sale?

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Every new home in British Columbia is registered with BC Housing before it is built, and that registration says which it is. Here is what the registry held for Cascadia on August 25, 2026.

Questions buyers ask about Cascadia

  • How many homes is Cascadia, and how far along is it?
    The site plan numbers 233 homes, 1 through 233, with no gaps. StreetSide has built and released it in phases and its own site still reads Now Selling, so part of the community is finished and lived in while later homes are released. No completion date is published for what is left, which is the first question to put to the sales centre.
  • What does a home at Cascadia cost?
    StreetSide does not publish a price. There is no price sheet on the project site, none in the features list and none on any plan sheet. Figures circulate on the presale aggregators and they contradict each other, so this page leaves them alone. Two things are dated and checkable instead: the sales centre at 6951 204 Street quotes the current release, and anything actually listed for sale at that address shows further down this page with its brokerage.
  • Which plan should I be looking at?
    It depends on how much of the home you want on one level. The B, Be, BeB and G plans are the compact end at 1,281 to 1,313 square feet, three bedrooms up and living on the main. Ba adds about 240 square feet in the same shape. The C plans are a different building type: a narrow, deep frontage with the whole main floor as one room, and they run 1,432 to 1,442 square feet. D adds a den and a fourth bathroom on the lower level at 1,808. E is the largest, four bedrooms plus a family room and a full bathroom downstairs, 2,013 to 2,045 square feet.
  • What is the difference between C1, C2 and C3?
    Very little inside. All three are three bedrooms at 1,432 to 1,442 square feet with the same main-floor layout and the same bathroom count. What changes is the outdoor space and the orientation: C1 and C2 open onto a balcony, C3 onto a patio whose size varies by home. Each also has a reversed twin, CR1, CR2 and CR3, which is the same home mirrored. If you are shopping this project by square foot alone, these seven codes are the ones that will look identical on a spreadsheet and feel different on site.
  • What are the net-zero-ready homes, and are they worth the difference?
    A handful of Cascadia’s homes are built to Step 5 of the British Columbia Energy Step Code, the highest step, which StreetSide says are the first net-zero-ready townhomes south of the Fraser. They swap the gas furnace and tankless gas water heater for a heat pump on both, add heat-recovery ventilation, an induction cooktop and triple-glazed windows. The trade is a higher purchase price against lower running costs and no gas bill. Ask which lots they are before you fall for a plan, because the answer is a short list.
  • What will the taxes come to on a Cascadia purchase?
    It turns on the price, and Cascadia sits right where the thresholds bite. A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, assuming Canadian citizenship or permanent residency and that you live in the home. Above that the ordinary rates apply: 1 per cent to $200,000, 2 per cent to $2,000,000, 3 per cent to $3,000,000 and 5 per cent above $3,000,000. The federal Goods and Services Tax applies to a new home, with a rebate of up to $50,000 for a first-time buyer at $1,000,000 or under. On a townhome in this size range the exemption is usually in play, which makes the exact contract price worth a conversation before you sign.
  • What rights do I have buying a presale in British Columbia?
    The Real Estate Development Marketing Act requires the developer to give you the filed disclosure statement before you sign. You then have seven days, running from the later of signing and receiving it, to cancel in writing and get your deposit back. Use them. The disclosure statement is where the strata budget, the bylaws, the parking allocation and the completion terms are written down, and none of those appear on a marketing site.
  • Does having a buyer’s agent cost me anything here?
    No. The developer pays the buyer’s agent fee, so the price is the same whether you walk in alone or with representation. What representation buys is someone reading the disclosure statement against the plan sheets, pricing the release against Willoughby resale rather than against the last release, and running the walkthrough and the deficiency list at completion. Register through an agent before your first visit to the sales centre; developers credit whoever made contact first, and after that visit it is generally too late.
