    TransLink names Langley-Haney Place as one of its first three bus rapid transit projects, now in detailed planning and community engagement. It is 22 kilometres with 13 stations, a bus every 10 minutes at peak and 40 minutes end to end, between the Township of Langley and Maple Ridge. The Township's plan update says the proposed line runs along 200 Street, with five stations inside the Willoughby plan area, each envisioned as a neighbourhood hub.

    On June 15, 2026 Township council adopted the Willoughby Transit Corridor Plan (Bylaw 6202) with the new Willoughby Community Plan and the Gordon Neighbourhood Plan. It replaces five neighbourhood plans with one plan built around the 200 Street bus line: five stations in Willoughby, 12 storeys base within 200 metres of each, six storeys from 201 to 400 metres, townhouse at the edges. Applications filed before adoption may proceed under the old plans until June 15, 2028.

On August 23, 2026 Quadra’s own page showed nineteen suites from $299,900 to $549,900. The bottom of that range is a studio; the top is a two-bedroom. That list changes week to week, so read theirs rather than trusting these figures later.

The homes are finished, so buying here is closer to a resale timeline than a presale one.

Walnut Park is at 8233 208B Street, off 208 Street and not on a main road, which Quadra makes a point of. Its buyer’s guide (April 2026) puts Carvolth Exchange four minutes away by car or twelve by the 595 bus up 208 Street, with Walnut Grove’s shops and several schools and parks nearby.     Eastbound out of Willoughby toward Abbotsford and Chilliwack, this is the stretch being widened.

Quadra Homes has built since 2004 and states more than 4,000 homes. Its buyer’s guide for Walnut Park is the same document it uses for Kensington Gate, including the line that quiet is not silent and you will still detect other people living in the building. Is this project still being built for sale?

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Questions buyers ask about Walnut Park

  • What does $299,900 buy at Walnut Park?
    A studio. Quadra publishes four studio plans, from the A3 at 474 square feet to the A1.1 at 492, and they are the bottom of the range it listed on August 23, 2026. The top of that list was $549,900 for a two-bedroom. Availability changes, so read Quadra’s own list rather than these figures on a later date.
  • How many parking stalls come with a suite?
    This is worth settling in writing. Quadra’s project page says two stalls with a two-bedroom or a junior two-bedroom and one with a one-bedroom or studio. Its own buyer’s guide says junior two-bedrooms get one. A second stall in Willoughby is worth real money, so confirm the allocation for your suite before you remove conditions.
  • Does the kitchen run on gas?
    Quadra’s kitchen list for Walnut Park is a glass-top stainless range with a true convection oven, which is electric, and unlike its Kensington Gate guide this one has no natural gas section. But the strata inclusions still mention gas for a kitchen range. Ask which applies to the suite you are buying.
  • Is Walnut Park finished?
    Yes. Quadra lists it as move in now and the show suites are open, so you tour the home itself. Completion risk is behind you, which is the main practical difference from buying off a plan.
  • How does it compare with Kensington Gate?
    Same developer, the same buyer’s guide and much the same specification, about two kilometres apart. Walnut Park is the cheaper and smaller end: studios from 474 square feet and a published entry price of $299,900, though it does run up to a 1,018 square foot junior four bedroom. Kensington Gate starts at a 574 square foot one-bedroom from $399,900 and has four large townhomes. Kensington Gate also has a gas cooktop and a two-year strata-fee offer; Walnut Park has neither.
  • What rights do I have on a BC presale purchase?
    The Real Estate Development Marketing Act gives you the developer’s filed disclosure statement before you sign and seven days, from the later of signing and receiving it, to cancel in writing with your deposit returned. Read the strata bylaws, the budget and the parking allocation in it before the seven days run.
  • What do the taxes come to on a Walnut Park suite?
    Effectively nothing. Quadra’s list ran $299,900 to $549,900, and a newly built home is exempt from the Property Transfer Tax up to $1,100,000, so every suite on it clears the bar by a wide margin. You need to be a citizen or permanent resident and to live there. The federal rebate is the one that matters at these prices: a first-time buyer of a new home at $1,000,000 or under can recover up to $50,000 of the Goods and Services Tax. Against a $299,900 studio, that is a rebate approaching a sixth of the purchase price. Legal fees, the strata move-in charge and adjustments are what is genuinely left.
  • Can I rent a Walnut Park suite out, and are pets allowed?
    You can rent it. British Columbia stripped strata corporations of the power to ban or limit long-term rentals on November 24, 2022. Stays under 30 days are still restrictable, both by the strata and under Langley’s rules. Age bylaws exist only as 55 and over. On pets, Quadra publishes nothing, so the bylaws decide. There is an advantage here that presale buyers do not get: the building is finished and its bylaws are registered, so you can read the actual pet limit before writing an offer rather than the proposed one afterwards.
  • Does buyer representation cost anything on a presale?
    Nothing. Quadra pays the buyer’s agent and the published price is the same with or without one. The difference is in who reads the disclosure statement, who tests those published prices against Willoughby resale, and who inspects the suite and lists deficiencies before the keys change hands. Because these are finished homes, that inspection is of a real room rather than a drawing. Registration tends to follow first contact, so make it before the first visit.
