TransLink names Langley-Haney Place as one of its first three bus rapid transit projects, now in detailed planning and community engagement. It is 22 kilometres with 13 stations, a bus every 10 minutes at peak and 40 minutes end to end, between the Township of Langley and Maple Ridge. The Township's plan update says the proposed line runs along 200 Street, with five stations inside the Willoughby plan area, each envisioned as a neighbourhood hub.

On June 15, 2026 Township council adopted the Willoughby Transit Corridor Plan (Bylaw 6202) with the new Willoughby Community Plan and the Gordon Neighbourhood Plan. It replaces five neighbourhood plans with one plan built around the 200 Street bus line: five stations in Willoughby, 12 storeys base within 200 metres of each, six storeys from 201 to 400 metres, townhouse at the edges. Applications filed before adoption may proceed under the old plans until June 15, 2028.

Eastbound out of Willoughby toward Abbotsford and Chilliwack, this is the stretch being widened.

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. That map carries no date and no legend, so treat it as a strong signal rather than a guarantee and ask what is actually available.How big are the homes?
Large for a townhome. Nine plans from 1,541 to 2,286 square feet, three to five bedrooms, with ten-foot ceilings on the main floor and a side-by-side two-car garage. The five-bedroom plan E is 2,210 square feet, so it is not the largest home; the four-bedroom B1 at 2,286 is.What is the difference between the townhomes and the duplexes?
Mostly the kitchen. The townhomes get a gas slide-in range; the duplex homes get a five-burner gas cooktop with a separate convection wall oven, which is the better arrangement if you cook seriously. Here the answer might be a real number, which is not true anywhere else on this site. The exemption for a newly built home stops mattering at $1,150,000, having begun to taper at $1,100,000. Gordon Square homes run 1,541 to 2,286 square feet. Willoughby homes of that size can price above the ceiling. Past $1,150,000 the tax is calculated at 1% on the first $200,000 and 2% on everything after it, which on a $1.3 million home is $24,000 due at completion. Ask Paddington for the price on the specific home and check it against $1,100,000 before you assume the exemption applies. The federal rebate is unaffected by any of this: up to $50,000 of the Goods and Services Tax for a first-time buyer at $1,000,000 or under.Can I rent a Gordon Square home out, and are pets allowed?
Rentals are protected by statute. No British Columbia strata has been permitted to ban or limit long-term rentals since November 24, 2022. Under 30 days is different and can still be restricted, by the strata and by Langley. Age bylaws only exist as 55 and over. Pets come down to the bylaws, and Paddington does not publish the limit. With four homes left the project is far enough along that the bylaws are registered, so ask for those rather than for a proposed set.Does buyer representation cost anything on a presale?
No, the developer pays it. The price is the same either way, so the question is really what the agent does for it. Reading the disclosure statement, checking Paddington’s price against Willoughby resale, and running the walkthrough and deficiency list at completion. With four homes left this is a small enough pool that comparing them properly against each other matters as much as comparing them against the market. Registration follows first contact, so settle it before visiting the showhome.
