Wesmont has not priced anything, so this is the shape of the answer rather than the answer. The largest plan published is 990 square feet. A Langley City condo that size will not approach $1,100,000, which is the ceiling under which a newly built home escapes the Property Transfer Tax entirely. Expect the exemption to apply, subject to citizenship or permanent residency and to living there. Expect the federal rebate to apply too, worth up to $50,000 of the Goods and Services Tax for a first-time buyer at $1,000,000 or under. Both become concrete when the first release is priced.Will I be able to rent a Merchant home out, and are pets allowed?
Renting, yes, and that is fixed before a shovel goes in the ground. British Columbia removed strata authority over long-term rentals on November 24, 2022, and a building yet to be built inherits that position. Under 30 days can still be restricted by the strata and by Langley. Age bylaws are limited to 55 and over. Pets are unresolved, because Wesmont has published nothing on them and the proposed bylaws do not exist publicly until the disclosure statement lands with the first release.Does buyer representation cost anything on a presale?
No. On a presale the developer pays the buyer’s agent and the price is unchanged by having one. The agent reads the disclosure statement, compares the release price against Langley City resale, and handles the walkthrough and deficiency list at completion. Registration is the part worth acting on early. Nothing here is priced yet, and developers credit whoever made contact first, so this is the easiest possible moment to get that settled.
