How pricing is released

One bedrooms from $344,900, and the developer’s two published price lists do not agree.

The project site prices one bedroom homes from $344,900, read August 24, 2026. Whitetail’s own information sheet, filed October 2025, starts them at $399,900 and prices the rest of the building: a junior two bedroom also from $399,900, a two bedroom with one bathroom from $494,900, a two bedroom with two bathrooms from $574,900, and a three bedroom from $634,900.

The live site is the more recent of the two, so $344,900 is the number to work from and the older sheet is the shape of the rest. Ask for the current sheet before you price anything; a $55,000 move on the entry home in ten months is the kind of thing that has moved again.

Two costs sit outside the price. Storage is $1,500 for the larger locker, $1,000 for the smaller and $500 for a bike space. The strata fee is estimated at 54 cents a square foot, which is about $270 a month on a 500 square foot one bedroom and about $430 on the largest three bedroom.

Incentives

Whitetail has run buyer promotions at Jethro before, including one in September 2025 that guaranteed a $25,000 payment through an assignment agreement. Nothing is advertised on the site today. Ask what is running, and get the terms and the end date in writing.

Is this project still being built for sale?

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Every new home in British Columbia is registered with BC Housing before it is built, and that registration says which it is. Here is what the registry held for Jethro on August 25, 2026.

Registered for sale, with home warranty insurance

2 registrations at this address, held by 1337204 B.C. Ltd. as the builder of record. Homes registered this way are covered by the 2-5-10 warranty and may be sold to you.

Two registrations share this address, and they are two different buildings with the same name. The condo on this page is registered for sale with warranty. The second is a rental-only exemption on the remainder parcel: Whitetail lists a rental building called Jethro on whitetail.rent, arriving in Langley in Fall 2028, with its own A-series plans of 439 to 536 square feet that appear nowhere in the for-sale plan set. That is the building drawn in grey across the courtyard on every sheet here. A rental-only registration carries a covenant barring the sale of individual homes for ten years, so which building a home sits in is the whole question.

Questions buyers ask about Jethro

  • Why does searching Jethro turn up a rental building as well?
    Because there are two, both Whitetail’s, both called Jethro, on the same site. This page is the condo: for sale, completing August 2027, plans in the B, D and E series. The other is purpose-built rental, listed on whitetail.rent as arriving in Langley in Fall 2028, with its own A-series plans of 439 to 536 square feet. It is the building drawn in grey across the courtyard on every plan sheet here, and it is why the for-sale plan codes start at B2 with no A anywhere. BC Housing holds both: one registration for sale with warranty, one rental-only exemption on the remainder parcel, which carries a covenant barring the sale of individual homes for ten years. Nothing about that is hidden, but the shared name makes it easy to compare a rental floor plan against a purchase price by mistake.
  • What does a home at Jethro cost?
    One bedrooms start at $344,900 on Whitetail’s site, read August 24, 2026. Its October 2025 information sheet prices the rest of the building: a junior two bedroom from $399,900, a two bedroom with one bathroom from $494,900, a two bedroom with two bathrooms from $574,900, a three bedroom from $634,900. That same sheet started one bedrooms at $399,900, so the entry price has moved $55,000 in ten months. Get the current sheet before you price anything.
  • What do I actually pay on top of the price?
    A storage locker is $1,500 for the larger size and $1,000 for the smaller, and bike storage is $500. Vinyl flooring in place of carpet is $1,000 a bedroom, and a car charger is $15,000, which is worth pricing against an electrician doing it after completion. Parking and air conditioning are included. The strata fee is estimated at 54 cents a square foot, so about $270 a month on a 500 square foot one bedroom. Then the closing taxes, which are covered further down.
  • How much deposit does Jethro ask for, and when?
    Five per cent within seven days of the contract, and a further five per cent within 120 days, excluding long weekends and holidays. Deposits are held in trust by Rosborough and Company rather than by the developer, which is what the Real Estate Development Marketing Act requires. Ten per cent in four months is a lighter schedule than several Langley presales ask, and the exact dates are in your contract rather than in the brochure.
  • What is the rental building on the plan sheets?
    Whitetail builds and manages purpose-built rental apartments as well as selling condos, and one of them shares Jethro’s site. Every plan sheet draws it in grey across the courtyard. It is not hidden and it is not a problem in itself, but it changes what some homes look at, and a rental building next door is a fair thing to ask about outlooks, parking and the courtyard before you choose a lot.
  • When is the SkyTrain actually arriving?
    Jethro sits about 500 metres from where the Surrey Langley extension will end at 203 Street, which is the strongest thing about the location. Whitetail’s marketing says 2028. The Province’s current anticipated in-service date is late 2029. Buy on the basis of the line being built, which it is, not on the basis of a particular year, and read the completion date on your own contract against it.
  • Whitetail offered a guaranteed $25,000 on assignments. What was that?
    In September 2025 Whitetail ran what it called a reverse assignment fee. A buyer signed a standard assignment agreement with a company affiliated with the developer, which agreed to pay $25,000 for the contract, ratified only if the buyer failed to find a better offer elsewhere. Whitetail’s own document is candid about the mechanism: the affiliate is unlikely to actually take over the contract, so the buyer will most likely complete the purchase and receive the $25,000 within 30 days of closing. Read it as a price reduction contingent on completing, not as an exit. Nothing like it is advertised today, and any current offer should be in writing with an end date.
  • Why do the plan codes not match what I was shown?
    Three of the ten sheets are drawn once and sold under several codes. B2 also covers B2.2, B2.3 and B2.6; B2.1 also covers B2.5; B3 also covers B3.1. Whitetail prints that on the sheets, so it is disclosed rather than hidden, but it means the code on your contract may differ from the code on the drawing you were shown, and the sizes inside a family are not always identical. B3 alone spans 521 to 551 square feet. Ask which specific home the size on your contract refers to.
  • What will the closing taxes come to?
    A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, if you are a Canadian citizen or permanent resident and you live in the home. Every home at Jethro is well under that, so the exemption should apply. The federal Goods and Services Tax applies to a new home, and a first-time buyer of a new home priced $1,000,000 or under can claim a rebate of up to $50,000. On a $344,900 one bedroom that rebate covers the tax entirely.
  • What rights do I have buying a presale in British Columbia?
    The Real Estate Development Marketing Act requires the developer to give you the filed disclosure statement before you sign, and gives you seven days from the later of signing and receiving it to cancel in writing with your deposit returned. It also requires deposits to be held in trust, which at Jethro means Rosborough and Company. The disclosure statement is where the strata budget, the bylaws, the parking allocation and the outside completion date are written down. None of those appear on a marketing site.
  • Does having a buyer’s agent cost me anything?
    No. The developer pays the buyer’s agent fee out of its own marketing budget, so the price is the same whether you walk into the sales centre alone or with representation. What representation buys is someone reading the disclosure statement against the plan sheets, pricing the release against Langley City resale rather than against the last release, and running the walkthrough and the deficiency list at completion. Register through an agent before your first visit; developers credit whoever made contact first.
