Three reasons to look now

  • Transit, under construction

    SkyTrain to Langley

Willoughby's two nearest stations; Willowbrook is where the 200 Street rapid bus is planned to meet the train.

    On record

The Surrey Langley SkyTrain extension runs 16 kilometres on an elevated guideway from King George Station to 203 Street in Langley City. Its eight stations include Willowbrook and Langley City Centre, each with a transit exchange. The Province's current anticipated in-service date is late 2029.

Frequent, separated transit on the street Willoughby is built around.

    On record

TransLink names Langley-Haney Place as one of its first three bus rapid transit projects, now in detailed planning and community engagement. It is 22 kilometres with 13 stations, a bus every 10 minutes at peak and 40 minutes end to end, between the Township of Langley and Maple Ridge. The Township's plan update says the proposed line runs along 200 Street, with five stations inside the Willoughby plan area, each envisioned as a neighbourhood hub.

    On record

On June 15, 2026 Township council adopted the Willoughby Transit Corridor Plan (Bylaw 6202) with the new Willoughby Community Plan and the Gordon Neighbourhood Plan. It replaces five neighbourhood plans with one plan built around the 200 Street bus line: five stations in Willoughby, 12 storeys base within 200 metres of each, six storeys from 201 to 400 metres, townhouse at the edges. Applications filed before adoption may proceed under the old plans until June 15, 2028.

Pricing

How pricing is released

Priced from $429,900, and the whole list is short enough to read in one sitting.

The sales package dated August 1, 2026 prices the remaining homes from $429,900 for a 551 square foot one bedroom, $494,900 for a one bedroom plus flex at 830 to 873 square feet, $559,900 for a two bedroom at 736 to 809, and $689,900 for the 951 square foot three bedroom. All of it excludes the Goods and Services Tax.

That package listed 25 homes still available out of 156, eight of them marked for $25,000 off. Twenty-three days is a long time on a list that short, so treat these as the shape of the pricing rather than today’s number, and ask for the current sheet.

One row does not reconcile. The same table prices the 601 square foot one bedroom and den at $414,900, which is $15,000 less than the smaller one bedroom above it. No den home appears anywhere on that package’s availability list, so it is either sold or misprinted. Worth asking about before you assume it is the entry price.

Questions buyers ask about The Hive 2

  • What does a home at The Hive 2 actually cost?
The August 1, 2026 sales package prices them from $429,900 for a 551 square foot one bedroom up to $689,900 for the 951 square foot three bedroom, before the Goods and Services Tax. Two bedrooms start at $559,900. It listed 25 homes left of the 156, with eight marked for $25,000 off. That is a short list and it was three weeks ago, so the current sheet is the one to price against. Note one oddity in that table: the 601 square foot one bedroom and den is priced below the smaller 551 square foot one bedroom, and no den home was on the availability list at all.
  • Is The Hive 2 finished?
Yes. The building was completed and occupied in 2025; the remaining homes sell move-in ready, so you tour the actual home rather than a show suite, and completion risk is behind you. The developer still sells under a filed disclosure statement, so the seven-day rescission period applies.
  • Who built The Hive 2, and who sells it?
Apcon Group is the developer, Caliber Projects the builder and The Collaborative Design Studio designed the interiors (per the developer’s page). Momentum Realty Inc. markets and sells the homes; representation is covered below.
  • What is the deposit?
5% in total on the sales team’s August 2026 sheet: $5,000 by bank draft with a written contract, topped up to 5% when the seven-day rescission period ends, held in trust by the developer’s lawyer. The developer’s site advertises a 2.5% deposit option on remaining homes; the purchase agreement sets the schedule for your home.
  • Can I rent it out, and can I bring a pet?
Rentals are allowed and short-term rentals are not, per the sales team’s sheet; two dogs, two cats or one of each. The bylaws in the disclosure statement are the binding text. The Langley rent reference on this page shows what a one- or two-bedroom asks in the Township each month.
  • What does it mean that Momentum Realty runs the sales?
Momentum Realty Inc. is the brokerage the developer engaged to market and sell the homes, and the brokerage Bronson is licensed with. Availability, pricing and the written offer come first-hand. Representation, and that the developer pays the buyer’s agent fee, is set out in the rights section above.
  • What rights do I have on a BC presale purchase?
The Real Estate Development Marketing Act gives you the developer’s filed disclosure statement before you sign and seven days, from the later of signing and receiving it, to cancel in writing with your deposit returned. Read the strata bylaws, the budget and the parking allocation in it before the seven days run.
  • What do the taxes come to on a Hive 2 home?
No Property Transfer Tax. One and two bedroom condos fall well inside the $1,100,000 ceiling below which a newly built home is exempt, and the exemption does not begin tapering until that figure. The conditions are citizenship or permanent residency, plus living there. A first-time buyer has a second and larger opportunity, because a new home at $1,000,000 or under can attract as much as $50,000 back on the Goods and Services Tax. Legal fees, the strata move-in charge and the usual completion adjustments are the real costs here.

  1. Priced-from figures are on this page for the first time, from the sales package dated August 1, 2026: $429,900 for a one bedroom, $494,900 for a one bedroom plus flex, $559,900 for a two bedroom, $689,900 for the three bedroom, all before the Goods and Services Tax. The package listed 25 of the 156 homes still available. The unit-by-unit list it also carries is deliberately not reproduced here, because a stale unit number is worse than none. (Apcon Group, The Hive 2 sales package, August 1, 2026)

  2. The August 1 package advertised a different promotion from the one running now: an air conditioning unit and an extra storage locker included, with $25,000 off eight named homes. The offer on the developer’s site three weeks later is a year of strata fees, a price credit and a reduced deposit. Offers here change roughly monthly, so get the terms in writing with an end date. 5. Sales team sheet: final homes remaining, move-in ready; deposit 5% in total; strata estimated at $0.49 per square foot; one stall and one locker per home. (The Hive 2 sales sheet, August 2026)

  6. Fact-check: the home count reads 156, matching the sales sheet, Momentum’s page and the building record; Apcon’s community page states 240 for both Hive phases together. (apcongroup.ca; momentuminc.com; sales sheet)
