Location

The Rail District is a master-planned community of over 600 homes on the site of the old Clayburn brick plant, on Montrose Avenue in Historic Downtown Abbotsford. A new multi-use Rail Trail along the Canadian Pacific line connects it to the downtown streets, and the developer puts the University of the Fraser Valley about nine minutes away and the Mission City West Coast Express station about thirteen.

    On a $700,000 new condo that is $35,000 a first-time buyer does not pay.

Is this project still being built for sale?

Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Every new home in British Columbia is registered with BC Housing before it is built, and that registration says which it is. Here is what the registry held for The Rail District on September 25, 2026.

Registered for sale, with home warranty insurance

43 registrations at this address, held by Infinity Properties (Clayburn) Ltd. as the builder of record. Homes registered this way are covered by the 2-5-10 warranty and may be sold to you.

The Mason at 2771 Montrose Avenue (93 homes) and The Wright at 2751 (94 homes) are each registered for sale with home warranty insurance, and so are the townhome registrations along the street, 43 in all. Those at 2886 and 2891 Montrose Avenue have no warranty start date yet, so those homes are still being built.

  • What is for sale at the Rail District now?
    Three things, on the developer’s site on September 25, 2026: select homes left in The Mason, the first condo building; The Wright, the second, with 94 homes; and the Hillside townhomes, the final phase of the Abby collection, from $639,900. The Brickyard neighbourhood sold out in June 2024. BC Housing registers both condo buildings and the townhomes along Montrose Avenue for sale with warranty.

    The developer publishes a starting price for the Hillside townhomes, $639,900, and none for the condos. The live MLS® block on this page shows any homes listed at The Mason and The Wright with their asking prices. Ask for the price of a named home and whether it is finished.
  • When are the Hillside townhomes ready?
    The developer says the first homes are ready in late 2026. A phase usually completes over several months, so ask for the date of the specific home you are offered and confirm it against the disclosure statement.
  • What do residents share?
    The Station, an amenity building with a pool, a fitness centre, a lounge with a kitchen, a business centre and a bike repair room, plus a sports court, a playground, a barbecue area and a dog wash. The Rail Trail links the community to Historic Downtown Abbotsford.
  • What will the closing taxes come to?
    A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, if you are a Canadian citizen or permanent resident and you live in the home. The federal Goods and Services Tax applies to a new home, and a first-time buyer of a new home priced $1,000,000 or under can claim a rebate of up to $50,000. At $639,900 a qualifying first-time buyer pays neither, which on the GST alone is $31,995.
  • Does having a buyer’s agent cost me anything?
    No. The developer pays the buyer’s agent fee, so the price is the same either way. The useful work here is specific: finding out which Mason homes remain, getting a price for a named Wright home, and reading how the pool and amenity costs are shared. Register through an agent before your first visit; developers credit whoever made contact first.
