TransLink names Langley-Haney Place as one of its first three bus rapid transit projects, now in detailed planning and community engagement. It is 22 kilometres with 13 stations, a bus every 10 minutes at peak and 40 minutes end to end, between the Township of Langley and Maple Ridge. The Township's plan update says the proposed line runs along 200 Street, with five stations inside the Willoughby plan area, each envisioned as a neighbourhood hub.

On June 15, 2026 Township council adopted the Willoughby Transit Corridor Plan (Bylaw 6202) with the new Willoughby Community Plan and the Gordon Neighbourhood Plan. It replaces five neighbourhood plans with one plan built around the 200 Street bus line: five stations in Willoughby, 12 storeys base within 200 metres of each, six storeys from 201 to 400 metres, townhouse at the edges. Applications filed before adoption may proceed under the old plans until June 15, 2028.

Is this project still being built for sale?
Presale projects in a slow market convert to rental or stop, and a developer’s own page keeps saying “now selling” either way. Every new home in British Columbia is registered with BC Housing before it is built, and that registration says which it is. Here is what the registry held for Jericho Park on August 25, 2026.

The Property Transfer Tax does not apply. Jericho’s homes run 498 to 1,077 square feet and every one of them sits under the $1,100,000 ceiling for a newly built home, which is where the exemption begins to taper rather than where it ends. The federal Goods and Services Tax rebate is worth as much as $50,000 to a first-time buyer of a new home at $1,000,000 or under. Essence releases prices through the sales gallery at 19925 78B Avenue, so the figure to run these against comes from there.Can I rent a Jericho Park home out, and are pets allowed?
Renting, yes, and no bylaw can change that. Since November 24, 2022 a British Columbia strata has had no power to ban or limit long-term rentals. Short-term stays under 30 days remain restrictable by the strata. Age bylaws are confined to 55 and over. Pets are bylaw territory and Essence publishes no limit for Jericho Park, so the proposed bylaws in the disclosure statement are the place to look. You receive that document before you sign, and the seven-day cancellation window exists partly so you can read it.Does buyer representation cost anything on a presale?
No. Essence pays the buyer’s agent, so representation does not sit on top of the price. It changes who reads the disclosure statement, who compares the ask against Willoughby resale, and who handles the walkthrough and deficiency list when the building completes. There is a registration wrinkle worth knowing about: developers normally credit whoever made contact first, and a visit to the sales gallery counts as contact.

Essence publishes its current floor plans as six documents grouped by bedroom count, dated July 2026, and links them from no page on jerichobyessence.com. All 21 plans are now on this page against the eight drawings it had. Four of those eight, A8a, C8, C9a and C11a, previously showed no size because they were missing from the plan table Essence publishes; the July sheets give all four.
