TransLink names Langley-Haney Place as one of its first three bus rapid transit projects, now in detailed planning and community engagement. It is 22 kilometres with 13 stations, a bus every 10 minutes at peak and 40 minutes end to end, between the Township of Langley and Maple Ridge. The Township's plan update says the proposed line runs along 200 Street, with five stations inside the Willoughby plan area, each envisioned as a neighbourhood hub.

On June 15, 2026 Township council adopted the Willoughby Transit Corridor Plan (Bylaw 6202) with the new Willoughby Community Plan and the Gordon Neighbourhood Plan. It replaces five neighbourhood plans with one plan built around the 200 Street bus line: five stations in Willoughby, 12 storeys base within 200 metres of each, six storeys from 201 to 400 metres, townhouse at the edges. Applications filed before adoption may proceed under the old plans until June 15, 2028.

Its buyer’s guide for Kensington Gate is more specific than most developer material, and more candid: on the acoustic package it says plainly that quiet is not silent, and that you will still be able to detect other people living in the building. Quadra publishes its prices, which makes this unusually easy to answer. The eleven condos it listed run $399,900 to $449,900 and attract no Property Transfer Tax, because a newly built home is exempt to $1,100,000. The two published townhomes, at $980,000 and roughly $1,009,000, also clear that bar, though not by as much. Relief tapers from $1,100,000 and ends at $1,150,000, so a townhome repriced upward is the one case here worth rechecking. Add citizenship or permanent residency and living in the home as conditions. On the federal side a first-time buyer can claim up to $50,000 of the Goods and Services Tax back on a new home at $1,000,000 or under, which covers every home in this building.Does buyer representation cost anything on a presale?
No, and the price does not move either way, because the developer pays the buyer’s agent. What differs is who reads the disclosure statement, who checks Quadra’s published price against Willoughby resale, and who walks the finished suite listing deficiencies before you take the keys. These are completed homes, so that walkthrough happens sooner than on a presale. Developers generally register a buyer to the agent who brought them in first, which makes the first contact the one that counts.
