It is 22 kilometres with 13 stations, a bus every 10 minutes at peak and 40 minutes end to end, between the Township of Langley and Maple Ridge. The Township's plan update says the proposed line runs along 200 Street, with five stations inside the Willoughby plan area, each envisioned as a neighbourhood hub.

    On June 15, 2026 Township council adopted the Willoughby Transit Corridor Plan (Bylaw 6202) with the new Willoughby Community Plan and the Gordon Neighbourhood Plan. It replaces five neighbourhood plans with one plan built around the 200 Street bus line: five stations in Willoughby, 12 storeys base within 200 metres of each, six storeys from 201 to 400 metres, townhouse at the edges. Applications filed before adoption may proceed under the old plans until June 15, 2028.

How pricing is released

The prices in circulation are net of an incentive, and the list prices behind them are $10,000 to $50,000 higher.

Zenterra’s sales offering is dated August 2026. It lists a junior one bedroom at $409,990, a one bedroom from $474,990 and a one bedroom and den from $479,990. Two bedrooms start at $534,990 for a junior, $604,990 for a junior with two baths, and $679,990 with a den. A junior three bedroom is $779,990 and a three bedroom penthouse $959,990.

Against each of those it prints an incentive: $10,000 on the junior one bedroom, $50,000 on the one bedrooms and junior two bedrooms, and $30,000 on everything larger. Subtract the incentive and you get the figures the sales team emails out, which is why a one bedroom is advertised at $424,990 and listed at $474,990. Neither number is wrong. They answer different questions, and the one that matters is what the contract says.

The incentive is described as limited time. Nothing published says when it ends, so get the end date in writing rather than assuming it will still be there when you decide.

Some costs sit outside all of this. An extra parking stall is $30,000 and waitlisted; an extra storage locker is $5,000. The strata fee is estimated at 43 cents a square foot. That is about $214 a month on the smallest home and about $453 on the largest.

Incentives

A limited-time incentive of $10,000 to $50,000 a home by type, plus a further $10,000 credit for a 15 per cent deposit paid within 90 days. Both are on Zenterra’s August 2026 sales offering, and neither carries a published end date. Ask for one in writing.

    Eastbound out of Willoughby toward Abbotsford and Chilliwack, this is the stretch being widened.

Questions buyers ask about Eden

  • Why is the price I was quoted lower than the price on this page?
    Because the quoted figure is net of an incentive and the list price is not. Zenterra’s August 2026 sales offering prints both. A one bedroom lists at $474,990 with a $50,000 incentive against it, which is where the advertised $424,990 comes from. The junior one bedroom carries $10,000, the one bedrooms and junior two bedrooms $50,000, and everything larger $30,000. Neither number is wrong, but only one of them is what your contract will say, so ask which you are being quoted and get the incentive in writing.
  • What does a home at Eden actually cost?
    List prices run from $409,990 for a 498 square foot junior one bedroom to $959,990 for a three bedroom penthouse of up to 1,055 square feet. In between, one bedrooms run from $474,990, or $479,990 with a den. Junior two bedrooms start at $534,990, or $604,990 with two baths. A two bedroom and den is $679,990 and a junior three bedroom $779,990. Subtract the incentive for each type to get the advertised figure. Add roughly 43 cents a square foot a month for strata.
  • How much deposit, and when?
    Ten per cent in three stages, which is gentler than the usual two. Ten thousand dollars when you request a suite or write the contract. The remainder of the first five per cent within 90 days. The final five per cent six months from the contract date. Deposits go to McQuarrie Hunter LLP in trust rather than to Zenterra, which is what the Real Estate Development Marketing Act requires. Pay fifteen per cent inside 90 days instead and Zenterra adds a $10,000 credit.
  • What is actually included in the price?
    More than is usual, and Zenterra puts a number on it: above $60,000. A parking stall on every home except the urban one bedroom, which it values at $35,000 on its own. Air conditioning in the living room, the premium appliance package, a full slab stone backsplash, upgraded plumbing fixtures, a glass shower door, built-in closet organisers, a balcony gas bib and Low-E windows. What is not included: a second parking stall at $30,000, and an extra locker at $5,000.
  • How does Eden compare with Solana, the same builder down the block?
    They are the same developer on the same street, registered to the same company, and the real difference is timing. Solana completes around February 2027 for its first building; Eden is estimated summer to fall 2028, so about eighteen months later. That gap is the decision: a longer runway before completion means longer to arrange financing and more time for the market to move in either direction. Eden also carries the larger amenity programme, with the putting greens, bocce and pickleball courts on more than 90,000 square feet of grounds.
  • What are the amenities?
    Two parts. Indoors, 2,800 square feet holding a fitness centre, a private yoga room, a social lounge with a kitchen, a co-working space and a conference room. Outdoors, more than 90,000 square feet of landscaped grounds, which Zenterra also describes as over two acres: putting greens, bocce courts, pickleball courts, children’s playgrounds, barbecue stations with dining areas, gardens and walking paths.
  • What will the closing taxes come to?
    A newly built home is exempt from the Property Transfer Tax outright up to $1,100,000, with the relief phasing out by $1,150,000, if you are a Canadian citizen or permanent resident and you live in the home. Every home at Eden, including the penthouses, is under that. The federal Goods and Services Tax applies to a new home, and a first-time buyer of a new home priced $1,000,000 or under can claim a rebate of up to $50,000, which covers the tax in full at most of these prices.
  • What rights do I have buying a presale in British Columbia?
    The Real Estate Development Marketing Act requires the developer to give you the filed disclosure statement before you sign, and gives you seven days from the later of signing and receiving it to cancel in writing with your deposit returned. It also requires deposits to be held in trust, which at Eden means McQuarrie Hunter LLP. The disclosure statement is where the strata budget, the bylaws, the parking allocation and the outside completion date live, and none of those appear in a sales offering.
  • Does having a buyer’s agent cost me anything?
    No. The developer pays the buyer’s agent fee, so the price is the same whether you walk into the home store alone or with representation. What representation buys is someone reading the disclosure statement against the price list. Someone who notices that the quoted price is net of an incentive with no published end date. And who runs the walkthrough and the deficiency list at completion. Register through an agent before your first visit; developers credit whoever made contact first.

  3. Two things in the developer’s own material disagree. Its brochure describes Eden as studio, one and two bedroom condos; the price list has no studio and runs to a three bedroom penthouse. And the emailed price for the two bedroom and den is $644,990 where the list price less the stated incentive gives $649,990. Every other type reconciles exactly.
