What does a house here cost?

The developer publishes no price list. The three listings on September 25, 2026 asked $1,359,900 to $1,494,900. Ask what a named lot’s price includes, especially how the basement is finished.

Can the basement have a suite?

Yes, as an option. The plan sheets show each basement finished, or finished with a suite of 444 to 640 sq ft: one bedroom on any design, or two on the Ascott and Everett. Ask what the option costs and whether the city registers it as a secondary suite.

What will the closing taxes come to?

The new-home Property Transfer Tax exemption ends at $1,150,000, so at $1,359,900 the full tax applies: $25,198. The federal Goods and Services Tax applies to a new house. A qualifying first-time buyer gets a reduced rebate on a new home priced from $1,000,000 to $1,500,000, so at these prices it is partial. The builder’s disclosure and your lawyer confirm the figure.

Does having a buyer’s agent cost me anything?

No. The developer pays the buyer’s agent fee, so the price is the same either way. The useful work here is specific: comparing lots and basement options on price, reading the disclosure statement, and getting any incentive in writing. Register through an agent before your first visit; developers credit whoever made contact first.
